SUMMARY: Support the academic mission of the school district by being responsible for the day-to-day operation of the Facilities Department in accordance with all local, state and federal laws including, but not limited to, planning, organizing and managing all custodial and grounds maintenance in order to ensure cleanliness, safety, and security for all students, staff, and visitors.
Develop, implement, and administer systems, policies, and procedures to effectively manage corrective and preventive maintenance programs, such that full educational use of facilities can be made at all times.
NOTE: Work schedule will require flexibility (i.e.
nights and weekends) in order to achieve and maintain these conditions.
ESSENTIAL DUTIES & RESPONSIBILITIES: The essential duties and responsibilities listed below are intended only as illustration of the various types of work that may be performed.

● Supervise and evaluate all custodians and groundskeepers, including part-time and seasonal employees.
● Participate in planning, scheduling, assigning, and follow-up on all major and minor facilities projects in coordination with district staff, vendors/contractors, and the Finance Department.
● Develop, implement, and manage preventive maintenance programs for all facilities and equipment.
● Operate energy management and security systems, including keys, access cards, and related items.
● Perform regular inspections of buildings, grounds, work areas, and equipment.
● Coordinate use of facilities with school staff and external requestors.
● Manage a waste management and recycling program for the district.
● Coordinate and assist with snow removal and all related activities.
● Procure supplies, services, and materials in accordance with district policies and procedures, as well as state regulations, including receipt, storage, inventorying and issuance of all supplies and equipment.
● Coordinate moving of equipment, supplies, furniture, and other items as needed.
● Manage integrated pest management program for all facilities.
● Assist in preparation and management of district capital plan.
● Investigate work accidents and prepare required reports.

● Conduct and/or facilitate safety and other training for all facilities department staff.
● Assist with recruitment, hiring, and training of all new facilities employees.
● Develop and manage an annual budget for the Facilities Department.
● Maintain clear and effective communications with building and district administrators, teachers, and other staff.
This may require attendance at School Committee meetings, including any of its subcommittees; attendance at the Superintendent's Leadership Team meetings; and meetings with teachers or other staff.
● Other duties as assigned by the Director of Finance & Operations and/or Superintendent.
SUPERVISORY RESPONSIBILITIES: Directly supervises and evaluates all custodians and groundskeepers, including part-time and seasonal employees.
Also supervises activities of third-party vendors and contractors while performing work on site.
QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

EDUCATION AND/OR EXPERIENCE: ● Associate's degree required, Bachelor's degree preferred, from accredited institution or trade school, with emphasis in construction management, civil engineering, facilities management, energy management, architecture, project management, or related field.
● Demonstrated knowledge of heating, ventilation, air conditioning (HVAC), electrical, plumbing, and other mechanical equipment, tools and supplies.
● Minimum of five years' relevant experience, preferably in a public school district.
● Demonstrated knowledge and experience with federal, state, and local laws and regulations.
● Excellent interpersonal, communication, and customer service skills.
● Possession of Massachusetts Certified Public Procurement Officer (MCPPO) certification, or ability to acquire within one year of appointment.
● Possession of Massachusetts Construction Supervisor license, or other industry-related certification, or willingness to acquire such a license.
LANGUAGE/COMMUNICATION SKILLS: ● Ability to read, analyze and interpret documents such as federal, state, and local regulations, policy and procedure manuals, building plans, blueprints, schematics, wiring diagrams, and related documents.
● Ability to write routine reports and correspondence.
● Ability to effectively present information to speak effectively with, and respond to questions from staff, vendors and/or the public.

OTHER SKILLS AND ABILITIES: ● Must possess a valid Massachusetts driver's license with a good driving record.
● Strong computer skills including the ability to use databases, spreadsheets and word processing.
● Familiarity working with collective bargaining agreements and managing budgets.
● Ability to establish and maintain effective working relationships with staff, vendors and the community.
● Ability to communicate clearly and concisely, both orally and in writing.
● Ability to perform duties with awareness of all district requirements and School Committee policies.
● Ability to display a high degree of accuracy and attention to detail and work effectively with diverse constituencies while handling multiple tasks with varying degrees of importance and under strict deadlines.

EMPLOYMENT TERMS: ● Individual employment contract; Exempt position ● Salary will be commensurate with experience.
● Base salary factors in the need to work variable hours from time to time, in order to supervise night and weekend activities, including snowstorms and/or other special events.
● Any work related to snow removal or other emergencies outside typical hours of operation (Monday through Friday, 6:00 AM to 6:00 PM) will be compensated at an equivalent hourly rate based on current salary at the time.
