Tambone Companies is seeking an experienced Owner’s Project Manager (OPM) to join their team to work in their Palm Beach Gardens office to be responsible for managing the Design, Permitting, and Construction Processes for Industrial and Commercial projects from inception to closeout. The types of projects range from Land Entitlement, Land Development, and Build to Suits. The projects are located in St. Lucie County.

Salary & Benefits:
$150,000 - $175,000 Depending on Starting Experience
Includes Heath Insurance, Car & Phone Allowance
Qualifications:
Bachelor's degree in Architecture, Engineering, Construction Management, or related field
Minimum 5 years of related experience in Palm Beach County and the Treasure Coast
Depth of experience with the Real Estate Development Project Management process and procedures
Very detail oriented, with excellent organizational, project management, communication and relationship management skills
Can Multi-task & Take Detailed Meeting Notes
Excellent understanding of using Microsoft OneNote to Share with other Team Members
Can work efficiently with minimum direction (when necessary)
Self motivated, flexible and possesses good judgment.
Must currently be working and living in Palm Beach County or Treasure Coast.
Software Skills:
Must have excellent knowledge of all the Microsoft 365 Business Products (Word, Excel, Outlook & OneNote).Must be proficient with Microsoft Project 3 Desktop Version
Must know how to use and keep electronic file systems in SharePoint
OPM Responsibilities:
Pre-Development Phase:
Selecting, coordinating, managing, and overseeing the Architects, Engineers, and Contractors (AEC) for each project Design.
Scheduling and attending meetings with government officials to review projects and get approvals. This will require some evening meetings.
Coordination of all the utilities needed to service the project.
Creating the Project Schedule in Microsoft Project 3 from information provided from AEC. And keep schedule updated throughout the project.
Work with Tambone Team to Create Project Budget
Pre-Construction:
Work with AEC and Client to explore potential value engineering items
Design Development Phase:
Work with AEC to prepare all required plans, applications, and submittals necessary to apply for and obtain all governmental approvals, permits and land use entitlements for the Project.
Coordinating the final plans and specifications
Negotiating, reviewing, evaluating, and finalizing agreements with the AEC.
Prior to engaging a GC, coordinate Building Department Pre-Review process.
Obtaining, through the GC all building, development, and other Permits necessary to commence construction of the Project.
Work with Tambone Team to Provide Documents Needed for Financial Lender
Construction Management Phase:
Conduct Site Visits, Attend Project Meetings and Keep Detailed Notes to Share with Tambone Team and Clients.
Identify, Mitigate, and Track Delays, and Other Potential Schedule Interruptions
Review and Approve Monthly GC Pay Applications
Work Closely with AEC to Ensure Overall Schedule and Budget are Managed
Work with Tambone Team to Create the Monthly Pay Requisitions for Project Lender
Post-Construction:
Coordinate and oversee the AEC Punchlist Items
Coordinate Client/Tenant Move into Facility
Coordinate Collecting all Final Paperwork Needed for Certificate of Occupancy with AEC team.
Work with Tambone Team to Create the Final Pay Requisition for Project Lender
