Job Summary/Company: We're looking to hire an experienced Facilities Maintenance Lead to oversee the day-to-day maintenance of our assigned properties. This role is ideal for a detail-oriented professional with broad knowledge of building and grounds maintenance. We encourage applications from candidates who have a background in construction supervision, property operations management, or cleaning supervision.
Responsibilities:
Diagnosis, Repair, and Maintenance:
Diagnose and repair problems across various building systems, including HVAC, plumbing, electrical, structural systems, building envelope, roofing, interior walls, ceilings, and flooring, utilizing extensive knowledge of building construction and materials.
Refer complex issues to the appropriate contractor or property manager as necessary.
Implement and uphold best practices for all facility maintenance operations.
Working with Contract Services:
Manage and coordinate with numerous contractors to ensure the property is maintained to a best-in-class standard.
Communicate regularly with contractors to direct property repairs, resolve maintenance issues, and address performance concerns.
Additional tasks and duties as assigned.
Qualifications/Background Profile:
Educational Foundation: Possess a High School diploma or equivalent.
Experience: A minimum of 3 years of hands-on experience in a building engineering, facilities, or maintenance environment.
Communication & Initiative: Excellent verbal and written communication skills, with a proactive and self-starting attitude to take initiative on tasks.
Licensure: Hold a valid driver's license with a clean driving record.
Technical Skills (Preferred): Relevant certifications or licenses in various trade skills (e.g., HVAC, electrical, plumbing) are a plus.
Physical Requirements: Ability to safely lift up to 40 pounds, climb ladders, and proficiently use a variety of hand and power tools.
Technology Proficiency: Comfortable using a smartphone for professional tasks, including managing email, responding to texts, organizing a calendar, taking photos, and accessing maintenance-related applications.
Software Use: Experience utilizing facility management software (e.g., CMMS) to efficiently create, close out work tickets, complete routine inspections, and document information.
Schedule Flexibility: A willingness to be flexible with the work schedule, including availability for on-call emergency response.
Workload: Must be available for weekend and overtime hours as operational needs require.
