Founded in 2010, Core is a vertically integrated real estate investment manager focused on acquiring, developing and managing across the student housing and build-to-rent (“BTR”) sectors. Its residential communities feature world-class amenities, progressive design, and hospitality-driven service. Core’s student housing portfolio includes over 48,000 beds currently owned or managed, with a pipeline of over 49,800 beds in various stages of development. Position Overview
The Regional Manager is responsible for the overall operations of their assigned portfolio. The Regional Manager’s role is to train and develop their onsite Community Managers, and ensure effective operations of all site-level functions. They are responsible for leading their teams on implementation of the business plan to ensure the financial health of each asset, and achieving all financial and physical goals. The Regional Manager will model effective leadership behavior to all onsite team members, leveraging and championing Core Space’s values: Push, Grit, Shine, Lift, Grow, Uphold.
What You Will Do
Develops the skills and strategic thinking of assigned Community Managers, and supports them in the execution of their business plan and development of onsite team members
Builds a culture of inclusivity and teamwork across all site-level departments
Establishes communication cadence with onsite team and weekly review of all Key Performance Metrics, reporting deliverables, project deadlines, and overall leasing, marketing, fiscal, and physical goals
Collaborates with corporate support teams to execute on the short-term and long-term business plans for the assigned communities, and makes strategic recommendations as required
Works hand in hand with Regional Engineering Manager on all facilities operations
Oversees reputation management strategy by maintaining a week over week snapshot of online reviews, on-site team responses, trending ratings, and implements customer service initiatives and other strategy to drive positive reviews and overall ORA score
Regularly visits each community in assigned portfolio and ensures all curb appeal and brand standards are being maintained
Establishes local network and builds relationships within the Market and amongst competitor properties
Regularly conducts boots on the ground recruiting efforts, to help build talent pipeline in each market, and other routine travel as required
Maintains up-to-date market knowledge on market trends, pricing, incentives, direct competitor performance, supply and demand, and any other conditions that could impact their asset(s) performance
Regularly assesses leasing performance at the site level, and reviews key performance metrics to identify needs for training, marketing, revenue management, incentives and makes recommendations for strategy to appropriate CCM counterparts
Reviews vendor contracts and ensures compliance with Core service agreements and budget
Reviews and submits final monthly variance reports to accounting
Completes all HR related tasks as assigned, including providing feedback as requested
Completes special projects as requested and attends team meetings and workshops
Ensures knowledge of and compliance with all Core Spaces Policies and Procedures
Assists the organization in driving innovation through ongoing feedback, and is a champion of change and growth

You'll crush it if you have Minimum of 1–2 years of experience as a Regional Manager At least 5 years of Property Management experience in a leadership role Conventional or BTR experience is preferred Bachelor’s Degree is preferred

Pay Range
USD $120,000.00 - USD $125,000.00 /Yr.
Additional Compensation
Employees may be eligible for discretionary bonuses, typically 20% of base salary annually, depending on individual and organizational performance.

Actual compensation may vary based on factors such as education, experience, skills, certifications, seniority, geographic location, and business needs.
This role may be eligible for additional forms of compensation, including bonuses, commissions, stipends, or non-cash incentives, depending on position and performance.
