The Financial Analyst is responsible for the financial planning, modeling and analysis for the entire business enterprise long range plan, real estate development and investment portfolio/projects. The ideal candidate will focus on financial analysis, business metrics/scorecard and projections to support long-range planning, in addition, bring data-driven insights to our leadership team. This role goes beyond traditional financial analysis, requiring the ability to think beyond the spreadsheet and leverage data for strategic decision-making. You will play a critical part in building proformas, forecasts, and projections that support the company's growth and future planning.
Primary Responsibilities
Develop, analyze, and manage detailed financial models and proformas to support ongoing and new real estate development projects.
Create and maintain comprehensive cash flow model with sources and uses
With the CFO, analyze debt and equity sources, including portfolio/project level weighted average cost of capital for optimal capital stack.
Lead the preparation of forecasts and long-range financial plans, identifying trends and opportunities to drive business growth.
Provide strategic financial insights to leadership, helping the company make informed decisions regarding acquisitions, deal structures, and investment opportunities.
Conduct in-depth financial analysis on various aspects of projects, including ROI, and project feasibility.
Support acquisition activities, providing analysis on deal structures, financial implications, and risk assessments.
Work closely with the CFO, Real Estate, Development and Accounting teams to establish and monitor proformas, budgets, and underwriting analyses, driving strategic planning and timing for developments.
Assist with debt and investment management, monitoring loan maturities, interest reserves, exposure levels, covenant compliance, and other key financial obligations.
Continuously improve internal processes for data collection, reporting, and financial planning.
Create dashboards and tools for ongoing financial performance tracking and reporting.
Be a resourceful problem solver, applying common sense and analytical thinking to address complex financial issues.
Master Excel and other relevant tools to efficiently model, analyze, and present financial data.
Minimum Requirements
Bachelor’s degree in finance, Accounting, Economics, or a related field
5+ years of experience as a Financial Analyst, preferably in the real estate development or related industry.
Strong experience with financial modeling, forecasts, proformas, and data analysis.
Demonstrated ability to translate complex financial data into actionable business insights.
Excellent communication skills, with the ability to present findings and strategic recommendations to leadership.
Advanced/Expert Excel skills are required (including complex functions, pivot tables, and financial modeling).
Experience with acquisitions, deal structures, and financial due diligence in real estate transactions is highly desirable.
