Position: Property Operations Manager
Location: Onsite in Willard, with oversight in Mansfield
Status: Full-Time (M-F 8am-5pm)
Salary: $50-60K
About the Role
We are seeking a highly motivated and organized Property Operations Manager to oversee operations at our Willard community while providing oversight at our Mansfield property. This role combines traditional property management functions—leasing, resident relations, rent collections—with a strong operational focus on leading teams, driving apartment flips, and ensuring units are rent-ready as quickly and as efficiently as possible.
This is not a desk job. The right candidate is hands-on, solution-oriented, and thrives in a fast-paced environment where grit, accountability, and problem-solving are critical to success.
Key Responsibilities
Operational & Team Management
Lead daily onsite operations at Willard while overseeing processes at Mansfield.
Manage and direct a team of two maintenance technicians responsible for apartment turns.
Coordinate and oversee outside vendors and contractors as needed.
Drive efficiency and quality in apartment flips, ensuring rent-ready units meet standards.
Track progress, hold team members accountable, and resolve roadblocks quickly.
Monitor budgets and vendor invoices to control costs and maximize profitability.
Property Management Functions
Oversee the leasing process, including advertising, tours, applications, and approvals.
Manage resident move-ins, move-outs, and renewals.
Collect rent, monitor delinquencies, and enforce lease compliance.
Submit and track work orders while ensuring timely completion and resident satisfaction.
Maintain compliance with property standards, fair housing, and safety regulations.
Build positive relationships with residents to support retention and community reputation.
Qualifications
Strong background in operations, retail management, or team leadership; property management experience is a plus but not required.
Proven ability to manage people, delegate tasks, and enforce accountability.
Exceptional organizational, scheduling, and problem-solving skills.
Ability to balance hands-on work with administrative responsibilities.
Grit, adaptability, and a proactive approach to challenges.
