JOB SUMMARY
We are seeking a full-time highly motivated and results-driven In-house Multi-Family Property Regional Supervisor to join our team. We have been in business for over 50 years. This is a great opportunity to join an established property management company with friendly staff and oversee the day-to-day operations of a department while bridging the gap between office staff, field staff, and upper management. RESPONSIBILITIES
Daily
Understand and administrate company policies and procedures related to
New rental applications
Move-Ins
Handling certain tenant conflicts
Roommate and LTG requests
Lease Renewals
Notices to move
Move-Outs & Review/Track process related to Security Deposit Settlements
Work with property supervisors to have office staff
Write letters & communicate with tenants
Make certain payments or tenant credits
Communicating issues related to existing tenants to property supervisors or other management team members
Rental Applications
Review, understand and administrate process and procedure
Track
Documentation of events & filing is complete
Check vacancy reports for accuracy & identify potential issues if units aren’t turning timely
Identify reporting conflicts within Yardi
Receivables
Check receivables daily and have working knowledge of why outstanding balances exist & identify if any payments have bounced
Instruct staff to follow up on receipt of payments
Instruct staff to serve notices related to payment as required
Weekly
Vacancy review
Unit pricing analysis and review
Make sure unit pricing changes are recorded properly
Monthly
Rent increases – initiate discussion of increases, track units that need increases & direct staff to perform administrative tasks related to increases.
Section 8 rent increases – work with HACLA to request and follow up on requested increases
Rent Roll review
Manage chronically late paying tenants, or tenants who have paid late with other balances due
Annually
Management of annually required letters including
SCE
Rent Reg
Prop 65 Warning letters
Low/Mod Program Management
Weekly – answer questions from staff about how to handle certain items for certifications
Monthly – review packets & confirm all data entered properly
Quarterly- review and confirm reports filed properly
Annually/Semi-Annually – review rent/utility increases/decreases
Organize submission of audit information as needed
As needed
Performance reviews for staff
Investigations into certain tenant complaints

Requirement
3-5 yrs experience in managing a team of 7-10
3-5 yrs experience in property management related to multi-family housing within L.A. RSO and CA rules under AB 1482
3-5yrs experience with Low/Moderate income program – income qualification calculation is not required but a plus.
3-5 yrs experience handling Unlawful Detainer
Detailed-oriented
Excellent organizational and time management skills
Physical Requirements
Must be able to sit for extended periods of time and occasional standing and walking. Must be able to use a keyboard and other office equipment. Ability to lift up to 20 pounds occasionally.
