Salary: $74,000 – $100,000 / Base

Role Summary: A Construction Project Manager is responsible for overseeing all aspects of a residential construction project from planning to completion. They manage day-to-day operations on construction sites, ensuring projects are completed safely, on time, within budget, and to the required quality standards.
Supervises: Trade Partners/Field Workers
Supervisory Responsibilities:
Oversees projects from start to finish
Manages and holds trades accountable for vertical construction activities while maintaining positive long-term relationships
Works closely with Architects and Engineers to coordinate/facilitate solutions with requests for information (RFI’s)
Actively supervises construction activities with regard to quality, accuracy, and safety
Essential Functions:
Participates in pre-construction planning and permitting coordination
Supports bidding, negotiating, and contracting process
Meets overall project timeline schedules and budgets
Utilizes Construction Management Software to create daily logs related to construction activities, including progress reporting, trade partner performance and site conditions affecting construction(i.e., weather, 3rd party delays, etc.)
Provides clear and concise communication of projects, including trade issues, scheduling conflicts, and budgetary constraints, to the President
Hosts regular trade partner meetings
Maintains scheduling software with daily updates, and engages proactively via phone, text and/or email, with trade partners and customers concerning schedule changes or adjustments as required
Responsible for managing warranty services as assigned
Performs other related duties as assigned
Minimum Required Education/Credentials/Knowledge/Skills/Abilities:
Bachelor's degree or Trade Certification in a related field, Military Experience with Supervisory duties (minimum 2 years in a position with Supervisory responsibility)
Familiarity with building codes, safety regulations, and quality standards
Demonstrated experience in managing and coordinating subcontractors, suppliers, and vendors
Strong Communication and interpersonal skills, and the ability to collaborate with clients, architects, engineers, and contractors
Ability and Desire to manage multiple projects concurrently
Strong Work Ethic, Impeccable Integrity, Ability, and Willingness to work independently and remotely
Exceptional problem-solving skills and a “figure it out” mentality
Positive Attitudes Only
Demonstrated experience with project(s) requiring excellent time management skills and a proven ability to meet tight deadlines
High tolerance for rapidly changing conditions and priorities
Work experience in a customer-facing retail/sales role, min 2 years
Proficient with Microsoft Office Suite and an avid user of related technology and software.
Preferred Education/Credentials/Knowledge/Skills/Abilities:
Bachelor's degree or higher in a related area of study
5+ years of experience in residential construction, with 3+ years in a supervisory role
Exceptional Leadership Skills and demonstrated ability to “Make Stuff Happen”
Demonstrated High Aptitude in creating construction schedules and budgets
Thorough understanding of residential building codes, safety regulations, and quality standards
Mechanically inclined with a strong natural curiosity with regard to “How Things Work” and Building Science
1+ years of experience working as a laborer in residential construction (paid/hobby/volunteer)

Work Environment
Interpersonal Relationships: High level of social contact, working with owners, contractors, and design professionals. Responsible for work outcomes and safety
Physical Work Conditions: Split time between office and construction sites. Exposure to noise, weather extremes, and hazardous equipment is common
Work Performance: Requires accuracy in maintaining schedules and budgets. Involves decision-making under time and financial pressure
Prolonged periods of sitting at a desk and working on a computer

Physical Demands
Activity Levels: Frequent sitting, standing, walking, and occasional climbing or bending
Sensory Abilities: Need to see details up close and at a distance, understand speech, and speak clearly
Environmental Exposure: Exposure to fumes, particles, and loud noise levels. Often work outdoors in varying weather conditions while navigating uneven terrain and obstacles.
Physical Fitness: Must be able to lift up to 50 pounds and occasionally exert up to 80 pounds of minimal force to carry, lift, push, pull, and otherwise move objects. Must be able to climb ladders, and other means to reach and observe all areas of buildings. Must be able and willing to work in all weather conditions -- heat, rain, cold, snow, ice, etc.
