A South Florida Multi-Family Housing Management Company is seeking a Property Manager for their luxury townhouse community consisting of 48 (2-bed 2.5-bath) townhomes and wo single-family homes, constructed in 2014 in beautiful Little Torch Key, located between Marathon and Key West.

JOB SUMMARY

The Property Manager will supervise a full-time service technician, a part time groundskeeper, and a housekeeper, and will be directly responsible for the Airbnb reservations and operation of the 7 of the 48 townhomes, and 2 of the furnished single-family homes as well as leasing (7-to-12-month terms), marketing and operational activities that achieve budgeted occupancy and customer retention goals.

Role and Responsibilities

Mastery of Leasing/Sales for luxury living

Lease luxury unfurnished townhomes and short-term furnished vacation townhomes

Strong Communication skills. Bilingual is a plus

Marketing through outreach campaigns and social media platforms to maintain a high level of prospective residents

Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, and marketing data

Manage resident' needs within the framework of the lease agreement to ensure resident satisfaction

Rent collection and posting in accordance with company policies; keep accurate records of all community transactions and submit on a timely basis (i.e., rent rolls, delinquency reports, mov-in/move-outs)

Maintain physical and aesthetic characteristics of the community to ensure optimal appearance and curb appeal

Provide direction to maintenance team members and subcontractors

Qualifications

5+ years of Property Management experience in multi-family residential properties or vacation rental management

Proven success building and maintaining strong relationships with clients, investors, ownership groups, and vendors

Ability to think and act independently within a fast-paced, high-pressure, multi-task driven environment

High level of integrity, confidentiality, and honesty

Portray professionalism that reflects well on the organization and property

Accurate and professional written and verbal communication, including the ability to communicate with all levels of Executive/Senior staff and customers

Strong organizational and planning skills

Experience using standard office software, including proficiency with Microsoft Office Suite

Ren Manager Property Management software experience is a plus

Airbnb/VRBO/Expedia

College degree is preferred but not required. High School Diploma/GED plus relevant experience
