SUMMARY OF POSITION:
The Capital Projects Manager is responsible for ensuring on time and on budget execution of construction projects while adhering to quality standards, budgetary constraints, and timeline requirements. The Capital Projects Manager adheres to the 29SC Redevelopment Policy and plans, coordinates, and supervises all construction activities related to the enhancement of 29SC’s investments. The role requires technical abilities needed to navigate 29SC’s Project Management technology stack. This position is highly entrepreneurial with the expectation of fulfilling several roles. The ideal candidate is an individual who is self-motivated, works well in teams and succeeds in a fast-paced, high-growth environment.
ESSENTIAL JOB FUNCTIONS:
Review and negotiate contract terms, scope, and conditions for contractors selected for facility projects and delivery of construction services and renovation projects to include interiors, exteriors, and common areas.
Provide strategic/master planning, management, and professional direction for all assigned property assets.
Directs and controls all construction and renovation projects to ensure completion according to plans, specifications, schedules, budget, and contractual commitments.
Represents the company in matters associated with planning commissions, city and county governing bodies and miscellaneous associations.
Works with insurance adjusters as needed in any property damage related claims.
Participates in the development of procurement strategies with the Director of Procurement and is responsible for oversight of implementation of those strategies.
Participates in the development of sustainability strategies with the Sustainability Manager and is responsible for oversight of implementation of those strategies.
Responsible for directing, managing, and overseeing of environmental incidents to include procuring bids for remediation and rebuilds.
Participates in project reviews of major program/project performance deep dives to identify issues and improve performance.
Works closely with the property management team in completing cost analysis projections, cash flow analysis, recommendations for future capital development plans.
Manage production schedules.
Conducting site visits to ensure compliance with the scope of work and uphold quality standards.
Monitoring project costs and adhering to budgetary constraints.
Preparing monthly accounting, reports, and draw requests.
Continuously refining the scope and implementing value engineering techniques throughout the project duration.
Acts as a resource for operational Capex.
Qualifications
REQUIRED SKILLS/ABILITIES:
Knowledge of construction methods and technologies and an ability to interpret technical drawings and contracts.
Knowledge of building-code requirements
Ability to manage multiple projects simultaneously with an eye for quality.
Knowledge of construction worksite safety practices
Strong problem solving analytical abilities.
Effective verbal and written communication abilities.
Self-starter able to track down and analyze information and overcome obstacles to accomplish objectives.
Ability to work effectively/collaboratively across the organization.
Valid driver’s license may be required.
EDUCATION AND EXPERIENCE:
Bachelor's degree in construction management, construction science, engineering, architecture, or related field from an accredited university or equivalent experience preferred.
Three years of experience as a construction manager or similar position in construction management.
