What You’ll Do:

As a Capital Projects Manager, you will act as the owner’s representative and project manager on capital improvement projects at various owned and managed student and conventional multi-family housing communities.

This position is a fully in office opportunity at our corporate office located downtown Columbus, Ohio. Our new built corporate offices overlook the downtown Columbus Commons which plays hosts to over 200 events throughout the year. Enjoy our building’s fitness center and rooftop terrace with adjoining clubroom and walk to some of the city’s best restaurants and downtown amenities.

Your Responsibilities:

Coordinate, oversee, and monitor the successful bidding, contracting, purchasing, and completion of capital improvement projects, ensuring compliance with local, state, and federal laws and standards

Develop and manage scopes of work, schedules, and budgets, review change orders, manage vendor performance, maintain quality controls, and complete project closeout tasks on all assigned projects

Establish and maintain product libraries, vendor relationships, and project asset and material logs

Assist in asset acquisition due diligence periods and routine property inspections, and work with Asset Management for expenditure approvals

Plan, strategize, and coordinate projects with vendors, regional management, and community teams, always working to minimize disruption to the residents

Provide quality assurance support and complete punch walks to ensure completed work is in alignment with company standards

Prepare monthly project status reports and consistent updates to schedules and budgets

Develop and maintain strong, long-term working relationships with vendors, subcontractors, and internal teams

Travel to conduct inspections, budgeting, vendor coordination, and construction supervision as needed and as directed (up to 25%).

Required Qualifications:

Bachelor’s degree in real estate development, Construction, Architecture, Engineering or related field is preferred

3-5+ years’ experience managing multifamily construction projects OR 8+ years in a project management role/environment

Thorough knowledge of construction, estimating, project management, and capital improvement project planning principles

Proven ability to drive projects from inception and budgeting to successful completion and close out

Strong verbal and written communication skills

Ability to work in a fast-paced environment, with attention to urgency, details, problem-solving and time management

Demonstrated self-starter who can collaborate in a team environment and drive projects to completion

Proficient with Microsoft applications (MS Word, Excel, Project Management, etc.)

Passion for success and exceeding expectations
