JOB SUMMARY: The Manager of Maintenance and Repair is a hands-on leader responsible for directing and mentoring the Facilities Maintenance team at Easton Town Center and related properties. This role ensures all facilities, equipment, and infrastructure are maintained to the highest standards, preserving and enhancing asset value while delivering a safe, reliable, and welcoming environment for tenants and guests. The Manager plays a key role in operational planning, budget management, vendor partnerships, and team development.
CORE FUNCTION & RESPONSIBILITIES:
• Oversees planning, documentation, scheduling and quality of the maintenance and repairs for shopping center equipment and structures.
• Ensure standard operating procedures (SOPs) are fully implemented, consistently followed, and regularly updated.
• Maintain knowledge and oversight for mechanical, electrical, plumbing, and fire protection systems.
• Responsible for daily verification and monitoring of temperatures, lighting controls and schedules of the Building Automation Systems.
• Monitors work order system to ensure set-up is accurate, and system is working as intended. Ensures jobs are assigned, as appropriate.
• Manage vendor relationships, ensuring service providers meet contractual, quality, and safety standards.
• Coordinate and supervise external contractors performing repairs, preventive maintenance, and large-scale projects.
• Prepare annual operating and long-range capital budgets; provide accurate forecasts and reporting.
• Responsible for purchase order and invoice approvals as it relates to area of responsibility.
• Lead, train, mentor, and hold accountable the Facilities Maintenance team; establish clear performance goals and foster a culture of accountability, collaboration, and continuous improvement.
• Knowledge of fountains, pools, pumps, and relevant certifications (Certified Pool Operator) is strongly preferred.
• Oversee departmental scheduling and ensure proper staffing coverage, including “on-call” rotations for 24/7 operations.
• Collaborate with cross-functional teams to address tenant and guest needs promptly and professionally.

WORK ENVIRONMENT:
While performing the duties of this position, the employee will be in a professional work environment; but if conditions and needs arise, duties could be subject to high noise levels, slippery surfaces, and various weather conditions while leading the team. This role requires the use of standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.

The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee must not be afraid of heights and will occasionally be required to climb a ladder or operate an aerial lift to a building roof or structure.
TRAVEL
• Travel may be expected for this position.
REQUIRED EDUCATION AND EXPERIENCE
• High School Diploma or equivalent; Trade School or College coursework/degree encouraged.
• Possess in-depth knowledge of electrical and mechanical systems as it relates to building domestic water, plumbing, fire protection and building automation systems.
• Previous experience in repairs and maintenance of the above is required; Experience with large campus environments (shopping centers, hotels, universities) preferred.
• Supervisory experience is required, with a preference for candidates who possess eight or more years of management experience.
• Basic computer skills, including Excel and Word is required. Additional experience with Work Order programs is a plus.
