Position Summary:

We are seeking a skilled General Maintenance Technician to join our property management team for a Class A commercial office building. This role is responsible for performing routine maintenance, repairs, and improvements throughout the property, with a strong emphasis on interior and exterior painting and finishing. The ideal candidate will be detail-oriented, dependable, and experienced in both general building maintenance and professional-level painting.

Key Responsibilities:

Perform routine maintenance tasks including minor plumbing, electrical, carpentry, and HVAC assistance.

Prepare, paint, and finish walls, doors, trim, ceilings, and other surfaces to maintain a professional appearance throughout the property.

Patch, repair, and texture drywall as needed before painting.

Ensure proper surface preparation and selection of appropriate paint, coatings, and finishes for durability and aesthetics.

Maintain common areas, tenant spaces, restrooms, mechanical rooms, and exterior areas in a clean and safe condition.

Conduct regular inspections of the property and promptly address maintenance requests from tenants and building management.

Assist with preventative maintenance programs for building systems and equipment.

Maintain inventory of supplies, tools, and painting materials; ensure safe storage and handling.

Respond to emergency maintenance requests in a timely and professional manner.

Follow all safety procedures and building policies to ensure compliance with OSHA and company standards. Exempt/Non-Exempt

Position Requirements

Qualifications:

High school diploma or equivalent; technical or trade school training preferred.

3+ years of experience in general building maintenance, with proven skills in professional painting.

Knowledge of paint types, application techniques, surface preparation, and finishing methods.

Ability to perform minor repairs in plumbing, electrical, carpentry, and other building systems.

Strong attention to detail and ability to deliver high-quality workmanship.

Excellent communication and customer service skills when interacting with tenants, vendors, and property staff.

Ability to work independently, manage priorities, and complete tasks on schedule.

Physical ability to lift 50 lbs., climb ladders, and perform tasks requiring standing, bending, and reaching. Work Environment:

Full-time, on-site position within a Class A commercial office building.

Standard business hours with occasional evenings or weekends for projects or emergencies.
