Job Description
Job Summary:
The Project Management (Co-op) will participate in a structured, educational, and supervised experience that directly aligns with the student's academic program in Project Management, Construction, Facilities, or Operations. This full-time co-op (32-40 hours per week) will provide hands-on experience supporting daily operations, maintenance coordination, and renovation efforts across a portfolio of 330 residential units in Ohio, Chicago, and Texas.
The co-op will allow the student to develop practical skills using industry platforms like Rent Manager and Smartsheet while contributing to property performance, procurement, and tenant satisfaction.
Key Responsibilities:
Coordinate with property managers and maintenance supervisors to assign service requests using Rent Manager.
Track renovation and maintenance tasks across properties using Smartsheet in accordance with the project schedule.
Assist in the procurement of materials for maintenance and renovation projects, including vendor communications and inventory tracking.
Support the scheduling of unit renovations and work closely with vendors and contractors.
Help resolve tenant concerns promptly and maintain clear documentation of service requests and resolutions.
Assist in preventive maintenance planning and ensure compliance with property safety standards.
Monitor key performance indicators, generate progress reports, and maintain accurate records in company systems.
Participate in virtual and in-person site visits and inspections as needed.
Co-op Structure:
Full-Time Co-op: 32-40 hours per week (required)
Co-op hours will remain consistent throughout the academic term.
Co-op start and end dates will align with the university’s academic calendar.
Co-op is paid on a W-2 and classified as an educational, supervised experience.
The co-op is directly aligned with the student’s academic program in Project Management, Construction, Facilities, or Operations.
Qualifications:
Currently pursuing a degree in Project Management, Construction, Facilities Management, or related fields.
Eligible for CPT authorization with at least 1 academic year of full-time study completed.
Familiarity with or willingness to learn Rent Manager and Smartsheet.
Strong attention to detail, organizational skills, and ability to manage multiple priorities.
Effective communication skills and customer service mindset.
Learning Outcomes:
Practical experience in multi-property operations, service management, procurement, and renovation planning.
Proficiency in project management tools like Rent Manager and Smartsheet.
Hands-on vendor coordination and material sourcing.
Understanding of the connection between project management, property operations, and tenant satisfaction.
