Job Title: Property Manager / Assistant Property Manager
Location: Union, NJ
Compensation: Starting at $70,000 base salary + commission (based on experience and knowledge)
Bonuses: Annual performance bonuses and tenant leasing/renewal incentives
Schedule: Monday to Friday, 9:00 AM 5:30 PM, with on-call availability for emergencies

Position Overview
The Property Manager will oversee the day-to-day operations and performance of assigned luxury residential and commercial properties. Key Responsibilities
Property Operations:
Manage all aspects of daily operations for assigned properties
Conduct regular property inspections to ensure compliance, safety, and aesthetic standards
Enforce lease terms and prepare resident notices as necessary
Supervise on-site personnel, including maintenance teams and contractors
Coordinate timely and efficient unit turnovers with the maintenance supervisor
Control operational costs and manage vendor relationships to ensure value and service quality
Tenant Relations:
Respond to tenant inquiries and complaints with a service-first approach
Build and maintain positive tenant relationships to ensure a smooth resident experience
Address maintenance requests promptly and efficiently
Facilitate lease renewals and manage tenant retention strategies
Financial Management:
Oversee rent collection, monitor accounts receivable, and manage delinquencies
Assist in budgeting and financial reporting as required
Implement strategies to maximize rental income and occupancy rates
Leasing Vacant Apartments:
Prepare vacant units for occupancy, coordinating necessary repairs and maintenance
Develop and implement marketing strategies to attract prospective tenants
Conduct property showings and highlight features to potential renters
Screen applicants thoroughly, including credit history and employment verification
Prepare and execute lease agreements in compliance with local laws and property policies
Coordinate move-in procedures, including walk-through inspections and documentation
Qualifications & Skills
24 years of property management experience (luxury residential or mixed-use preferred)
Strong understanding of maintenance, collections, leasing, and tenant relations
Knowledge of applicable property management regulations and compliance requirements
Excellent communication and interpersonal skills with tenants, vendors, and team members
Strong organizational and time-management abilities
Proficiency in Microsoft Office; experience with AppFolio or similar property management software is a plus
Bachelor's degree in business, real estate, or a related field preferred
Additional Requirements
Valid drivers license and reliable, presentable vehicle
Availability for after-hours emergency calls

Competitive base salary starting at $70,000 plus commission
