Job Description

We are a growing property management company, adding new clients to our portfolio. We are seeking an experienced Property Manager to lead our team.

The right candidate will work to meet the needs of both ownership and tenants, while maintaining and enhancing property value.

$50,000 - $70,000 yearlyResponsibilities:

Resolve tenant complaints to satisfaction and in accordance with our high quality of property standards

Prepares annual budget to help make sure financial objectives are met

Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property

Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing

Advertise and obtain referrals in order to attract new tenants

Maintain all official cooperative or condominium records, including but not limited to shareholder or unit owner rosters, stock ledger or deed records, proprietary leases or bylaws, annual reports, board meeting minutes, and all building-related documents.

Manage all formal and routine correspondence between shareholders, unit owners, board members, managing agents, attorneys, and other third parties such as contractors, vendors, and regulatory agencies.

Coordinate the scheduling and logistical planning of annual meetings, special meetings, and board elections. Ensure all required notices, ballots, proxies, and other materials are prepared and distributed in accordance with governing documents and applicable law.

Draft, issue, and track delivery of building-wide communications such as policy updates, rule reminders, maintenance notices, and emergency advisories.

Serve as a central point of contact and liaison between the board and shareholders or unit owners, ensuring timely and accurate communication and helping to clarify board decisions or building policies when needed.

Implement board directives, ensuring that building policies, resolutions, and decisions are enforced consistently and in alignment with the cooperative’s or condominium’s governing documents.

Support the board in reviewing and interpreting governing documents, including the certificate of incorporation, proprietary lease or bylaws, house rules, and any amendments. Assist with procedural compliance, including meeting requirements and voting thresholds.Qualifications:

B.A. preferred, High School Diploma required

Past sales experience is preferred

Excellent computer skills, including Microsoft Office

Demonstrable skills in negotiation and selling

Some weekend and evening hours required

Minimum of 3–5 years of experience in residential property management, preferably with cooperative and condominium buildings.

Direct experience working with co-op boards or condo associations, including governance procedures, shareholder/unit owner relations, and building operations.

Experience with union and non-union building staff, vendor oversight, and contract management.

Diplomacy, discretion, and a service-oriented approach when dealing with residents and board members.

Confidence in enforcing building rules and addressing non-compliance while maintaining positive community relations.

Calm under pressure and capable of problem-solving in a fast-paced environment.About Company
