Department: Mortgage Processing

Reports To: VP Lending Operations and Sales Support Manager

OVERVIEW:

Under the general supervision of the VP Lending Operations and Sales Support Manager will process mortgage files at a variety of stages. Prepares loan files for underwriting to ensure it meets the standards set by the Bank for both Secondary Market and portfolio loans. Supports, and adheres to, the Bank's regulatory compliance objectives.

PRIMARY ACCOUNTABILITIES / RESPONSIBILITIES:

1. Performs any functions necessary, within scope of authority and expertise, to provide the highest level of service and responsiveness to customers and the community in which it serves.

2. Receives loan applications from Mortgage Consultants and reviews for quality and data accuracy.

3. Coordinates with internal staff, customers and third parties to obtain needed data and documentation for electronic files and stage construction inspections.

4. Prepares electronic disclosure packages for borrowers while adhering to regulatory requirements (Regulation Z, TRID, HMDA, etc.).

5. Uses loan portal to order appraisal reports and title orders from the title agents.

6. Submits loan files to automated underwriting systems (Desktop Originator/Loan Product Advisor) and reviews investor specific requirements.

7. Gathers and manages electronic documents in the eFolder based on automated underwriting and secondary market requirements

8. Orders external verifications, certifications, and other miscellaneous documentation (Flood Certifications, Verification of Assets, Verification of Deposits, Verification of Employment, Subordination Agreements, Tax Transcripts, and Social Security Validations)

9. Collaborates with underwriter to submit loan files for underwriting and review.

10. Coordinates through multiple communication channels between borrowers, sales staff, and external parties to satisfy conditions as presented by the loan underwriter.

11. Under the discretion of the underwriter, clears loans to close with external parties and internal staff.

12. Maintains an acceptable registration with the National Mortgage Licensing System (NMLS), as well as, the unique identifier assigned by the NMLS.

OTHER ACCOUNTABILITIES / RESPONSIBILITIES:

13. Perform related and unrelated duties as may be required and/or assigned.

POSITION REQUIREMENTS:

High School diploma, or its equivalent, plus specialized course work and training. Two plus years banking or related lending experience, bilingual preferred. Experience with Encompass a plus. Must be detail oriented and demonstrate strong customer service, communications, and good analytical skills. Working knowledge of accounting principles a plus. Must have general understanding of a paperless workflow and highly efficient in loan processing software navigation as well as general navigation/operation of a Windows device.

INDEPENDENT ACTION:

Performs work within established guidelines and according to specific procedures. May resolve some problems rather than referring them to manager.
