What is the role?
The Senior Mortgage Loan Processor is responsible for setting up and processing First, Second, Conventional, and FHA/VA mortgage loans. This role involves obtaining and reviewing documentation for underwriting, ordering third-party reports, and ensuring timely and professional communication with members and loan officers. The processor also provides required property disclosures in compliance with local, state, and federal regulations.
As a senior team member, this position supports and trains new processors and staff. The ideal candidate is fully experienced, works independently, and handles complex situations with professionalism and sound judgment, following all departmental procedures and Credit Union policies.
What will be expected of me?
Obtain and assemble complete loan package in proper order for underwriting. Verify all required documentation (pre-underwrite) the file.
Verify the application is complete and accurate. Verifies documentation submitted and identifies any potential issues that may arise in underwriting.
Performs a thorough review and analysis of borrower's credit, employment, income and assets before submitting the file to underwriting. Prepares the 1003 and 1008 and ensures the accuracy of all the information printed on said documents. Responsible to hand over a completely documented file to the underwriter which is ready for approval or denial.
Directly communicates with the Loan Originator, customer and underwriter in order to obtain initial and missing documentation required to qualify for the loan, including but not limited to income information, asset information, credit authorizations, trust agreements, purchase agreement, etc.
Reviews loans for compliance within RESPA, TILA, HMDA, Reg B, etc (all mortgage related regulations). Prepare proper disclosures as required by regulations.
Communicate with various companies to obtain Flood Certificate, Title Commitment, and payoff information. Verify vendor orders are complete and invoices received, and all are in the member's file.
Reviews FHA/VA loans for compliance with FHA/VA guidelines. Prepares and reviews all required addendums and disclosures as required by FHA/VA regulations.
Mentor and assist in training new processors.
Manage pipeline by reports within allotted turn-around times and sets up loans in a timely manner.
Documents all communications related to the loan applications in the conversation log.
Consistently demonstrates the Westerra Way Experience and complies with all policies and regulations.
Provides assistance and training to lower level employees.
Other duties as assigned. Will I have Direct Reports? No
What am I bringing?
Experience/Education:
5+ years experience in residential mortgage processing with Conventional, FHA, and VA
Associate degree or equivalent in experience
Knowledge of RESPA, TILA, HMDA, Reg B and Reg Z requirements
Experience with construction lending required Skills and Abilities:

Able to handle problems that typically are not routine and require analysis to understand. What is the work environment like, and are there physical requirements for this role?
Hybrid: Typically, a dispersed, flexible team environment both on Westerra campus (2x/week) and remote. Employees must reside in Colorado or be willing to relocate prior to starting employment. Residency is required for payroll and state tax purposes.
Office environment
Works primarily at a desk Salary: in addition to the starting hourly rate of $21.72 - $27, this role is also eligible for a monthly individual variable incentive plan. Additionally, this position participates in Westerra's self-funding reward plan, which pays out a cash incentive annually if Westerra hits specific criteria tied to financial goals and this role has a direct impact on the outcome of those results!
