Trust Neighborhoods works with existing neighborhood-based organizations across the US in communities at risk of gentrifying and helps them secure affordable housing and retail before pricing pressure displaces renters.
Core to Trust Neighborhoods’ work is creating the Mixed-Income Neighborhood Trust (MINT) model.
Trust Neighborhoods supports neighborhood-based organizations in launching MINTs that use outside investment to buy, renovate, build, and manage high-quality, affordable rental housing and retail to preserve affordability, prevent displacement, and enable community governance.
Trust Neighborhoods created the MINT model in 2020 and has launched five MINTs in Boston, Denver-Aurora, Fresno, Tulsa, and Kansas City.
In five years, the MINT model has gained national recognition as an innovative and promising solution to housing affordability.
Trust Neighborhoods and MINTs have been funded by public, private, and philanthropic partners such as Marguerite Casey Foundation, Melville Charitable Trust, Draper Richards Kaplan Foundation, the Boston Impact Initiative, and New Profit.
The organization has also been selected into UC Berkeley’s Housing Lab and as a finalist for the Enterprise / Wells Fargo Housing Affordability Breakthrough Challenge.
We are building our team to meet the demand we’re seeing for MINTs from dozens more communities across the country.
About the Role Trust Neighborhoods is seeking a Managing Director of MINTs to join the leadership team and champion the MINT model across the country.
This role will lead the design and scaling of a new kind of real estate vehicle that blends development, finance, and social impact.
This role will support both the growth of the MINT model and the team, with the goal of positioning Trust Neighborhoods to support the launch of 3-5 MINTs across the country a year.
As Managing Director of MINTs, you would: Drive community-led development by leading the design and launch of new MINTs alongside grassroots partners in cities across the country Build and lead a high-impact team of 6–8 professionals (across project management, real estate, and capital) dedicated to scaling this work Partner closely with our CEO and COO to shape the future of the organization and model The Managing Director of MINTs reports to the Chief Executive Officer and works closely with both the CEO and COO.
The CEO and COO together cover MINT growth strategy, fundraising, Trust Neighborhoods strategy and board governance, major partnerships, administrative operations, and accounting and finance.
Specifically, this individual will: Serve as the Trust Neighborhoods lead on the design, launch, and growth of individual MINTs and the overall MINT model.
This includes overseeing a number of functions at Trust Neighborhoods and working in close partnership with local neighborhood-based organizations who serve as our neighborhood partners.
MINT setup and growth Manage project management, real estate, and capital teams responsible for working with neighborhood partners on MINT setup, launch, and growth Oversee the project management of MINT setup; Trust Neighborhood supports neighborhood partners with property acquisitions and MINT model underwriting, selecting real estate operating partnerships, fundraising and capital raising, implementing the governance structure, and legal formation Partner with the CEO and COO who lead on new MINT locations MINT financial strategy and capital structuring Design and refine the capital structures that enable MINTs to launch and grow Develop and manage financial products that support MINT delivery (e.g., acquisition and bridge loan facility) and meet community goals Evaluate, negotiate, and manage commercial borrowings, impact capital partnerships, and capital stack configurations for MINT projects MINT operational and financial health Help establish the asset management function, and oversee the asset management team, responsible for evaluating and working with MINTs on ongoing operational and financial performance Help ensure good governance in MINT governing boards, including through Trust Neighborhoods’ board seat role in MINT governance Trust Neighborhoods strategic leadership Collaborate with the leadership team (CEO and COO) and Board of Directors on strategic priorities, from national funder engagement to geographic expansion strategy Feed learnings on the MINT model back into the organization’s strategy, priorities, and model design Partner with the leadership team on Trust Neighborhoods fundraising efforts, including major funder conversations, financial narratives, and proposal review Represent Trust Neighborhoods as a leadership team member through external communications and events Experience and qualifications: 10+ years of experience in real estate development, affordable housing, community development finance, or a related field, with progressively increasing responsibility Proven experience structuring and closing complex real estate transactions, including acquisition, financing, and partnership agreements; experience with ongoing operational and governance responsibilities post-close preferred Fluency in financial modeling and underwriting for real estate projects Strong track record of building and managing high-performing, cross-functional teams and collaborating across disciplines Demonstrated ability to design and implement new tools or programs to creatively address complex challenges Excellent interpersonal, communication, and negotiation skills, with the ability to navigate relationships with diverse stakeholders—from neighborhood partners to funders and financial institutions Comfortable navigating ambiguity and thriving in a fast-paced, entrepreneurial environment Deep commitment to affordable housing and neighborhood development Familiarity with nonprofit operations preferred Salary & logistics: Full-time role starting in Q3 2025 Remote, with twice-yearly full-team retreats, periodic travel to MINT neighborhoods as needed, and regular in-person collaboration with the leadership team Salary based on experience in range of $160,000-215,000 Competitive comprehensive benefits package including health, dental, and vision insurance; professional development stipend; flexible benefit stipend; and unlimited vacation policy Our values: Trust neighborhoods When in doubt, trust the neighborhood.
