ROLE SUMMARY:

RMS Companies, a Connecticut-based real estate development company, is seeking a full-time Property Manager who is energetic, professional, personable, analytical, and customer service oriented. This is an exciting opportunity to lead the customer experience at two residential communities: Mayfair, a market-rate property located in Danbury, CT, and Simeon Village, a HUD and age-restricted property located in Bethel, CT. The Property Manager is responsible for the day-to-day operations of both buildings, including leasing, maintenance oversight, compliance, and resident engagement. As the primary point of contact for residents and prospective tenants, the Property Manager plays a key role in upholding the RMS brand’s commitment to service excellence through direct interaction and the leadership of on-site staff. This position reports to the Regional Manager of Property Management.ROLE RESPONSIBILITIES:

Manage prospecting, lead identification, and leasing for all units in the designated geography

Manage broker communications and nurture high-value broker relationships

Ensure online postings are up to date

Monitor agent productivity

Manage monthly rent delinquencies and communicate with residents when rent has not been received

Manage the maintenance schedule and staffing for all units in the assigned geography

Ensure maintenance tickets are accurately entered and updated in Yardi

Ensure supplies are appropriately purchased

Perform building walkthroughs and report any service needs to maintenance staff

Obtain bids for all service contracts, including bidding, awarding, and managing building contracts and ensuring that suppliers/service providers are meeting contractual obligations (i.e., HVAC, cleaning, landscaping, snow removal, pest control, critical systems maintenance, etc.) for review and approval by Director

Process invoices through various accounts payable procedures; manage vendor payments expenditures/records, orders and delivery logs; and review charges and identify and report discrepancies

Interact with residents on a regular basis ensuring timely service, addressing complaints and concerns, and considering special requests

Partner with the Director of Property Management to conceive and execute resident events and engagement initiatives

Manage the activities of the Assistant Property Manager to accomplish the goals for their buildings and units (where applicable)

Conduct performance appraisals; mentor and provide feedback to staff

Be an expert on the current rental market

Monitor customer feedback on building amenities and develop and submit proposals for improvements and updates

Develop leading practice recommendations that reinforce RMS’ customer-first brand identity and share with the Director of Property Management and other RMS Property Managers

Lead regularly scheduled staff meetings

Participate in the staffing and hiring process for the region

Fill in for other RMS Property Managers or the Director of Property Management when required

Ensure Assistant Property Manager role is consistently staffed appropriately if applicableROLE REQUIREMENTS

Bachelor’s Degree preferred but not required

Minimum 2 years’ experience in multi-family property management is required

Experience with using leasing and property management software (Familiarity with Yardi or other similar programs a plus)

Experience with high end residential properties

Working knowledge of building operations and maintenance

Proficient in Microsoft Outlook, Excel and Word

This is a full-time position with a schedule of Tuesday through Saturday

Strong communication, interpersonal and customer-service skills

A team player who is detail and process-oriented with the ability to multi-task
