Job Description
POSITION PURPOSE:
This position will be assigned to work directly at a specific property (AMP) and will be responsible for performing various types of facility maintenance work.
DESCRIPTION OF DUTIES:
1. Ability to perform all duties assigned to Maintenance Mechanic, Aide and Laborer.
2. Supervises work of maintenance staff assigned to property (AMP).
3. Coordinate and requisition services of outside contractors for property (AMP).
4. Coordinate repairs to vacant apartments to minimize vacancy loss.
5. Ability to perform apartment inspections to determine compliance with AHA standards.
6. Accurately record time required to perform assigned activities on work order(s) in accordance with AHA policies.
7. Accurately record inventory used to perform completed work orders in accordance with AHA policies.
8. Manage inventory at assigned location, including counting of inventory stock, monitoring inventory usage and preparing requisitions for approval of inventory needed to maintain levels necessary to complete assigned tasks.
9. Create work order reports to monitor assignment and completion of work orders at property (AMP).
10. Understand and follow oral and written instructions.
11. Work effectively as part of a team.
12. Develop and maintain cooperative work relationships with co-workers, supervisors, and residents.
13. Maintain and troubleshoot trash compactors.
14. Operate truck with plow and salt spreader and operate dump truck with salt spreader.
15. Operate and “exercise” building emergency generator.
16. Complete minor repairs to gutters, shingle and rubber roof.
17. Ability to analyze and perform appliance repairs including, door seals, thermostats, switches, fans relays, burners, burner switches and oven elements.
18. Ability to analyze and perform door and window repairs including, locks, sash balances, broken glass and glazing, keys, locks, handles, window and door screens and door jambs.
19. Ability to analyze and perform plumbing repairs including, sink and tub faucets, installation and or removal of commodes, tub diverters, toilet operation items, supply lines, cartridges. Coordinate and assist in removal of 30 to 80 gallon hot water tanks (gas and electric), expansion tanks, valves and bearing assemblies.
20. Ability to analyze and remove basic plumbing clogs using toilet plunger, toilet auger, hand snake and electric hand held snake. When necessary knowledge and ability to use sewer machine to remove clogs.
21. Ability to analyze and perform basic electrical repairs including, use of electric meter, install smoke detectors, light fixtures, circuit breakers, outlets and switches, light bulbs and ballasts, outlet and switch covers.
22. Ability to analyze and perform electric repairs including, installation and repair of electrical circuits.
23. Ability to analyze and perform basic HVAC repairs including replacing thermostats, limit controls, spark elements, fan motors, pumps and bearing assemblies.
24. Remove and install vinyl flooring and vinyl tile and complete subfloor repairs.
25. Repair water and or physical damage to drywall and plaster surfaces.
26.Reset fire alarm and elevator controls in event of an alarm.
27. Obtain basic knowledge of automated building entry systems to troubleshoot problems and facilitate minor repairs.
28. Operate and repair gasoline powered equipment.
29. Assist maintenance staff and outside contractors as assigned.
30. Perform facility cleaning and cleaning of grounds.
DECISION MAKING:
Determine materials needed to perform assigned tasks. Select contractors necessary to complete tasks.
Determines technique for completing repairs.
Procure services and inventory necessary to complete property (AMP) tasks.
REQUIREMENTS PROFILE:
PA Driver’s license
Basic knowledge of building maintenance
SPECIAL REQUIREMENTS
Willing to work overtime, holidays, and weekends and standby as requested by supervisor.Company Description
