Project Manager -
Note: Applicants Must be located in New York. We are not offering relocation for this role.
Elevator/Construction industry experience required.
Client & Contract Initiation
Serve as the primary point of contact by sending formal introduction letters to clients at project onset.
Review all contract documents, proposals, and project specifications to ensure complete understanding of requirements.
Project Preparation
Prepare and distribute comprehensive kick-off packages to supervisors and field personnel.
Obtain and negotiate equipment quotes to ensure best pricing aligned with project estimates.
Issue purchase orders for all equipment, ensuring all purchases remain within the approved budget.
Financial Oversight
Monitor project budgets and track expenditures to ensure alignment with financial targets.
Assist in preparation and review of monthly modernization billing statements.
Identify and propose change orders for any work outside the original scope; track and process all approved changes in collaboration with the President of Modernization and Construction.
Technical Coordination
Review all technical drawings in partnership with the engineering department to ensure compliance with contract requirements and existing job-site conditions.
Oversee the engineering review process, providing final approval for all technical documents.
Send technical submittals to customers and actively follow up to secure approvals.
Scheduling & Logistics
Coordinate and schedule all subcontractors (e.g., cab and entrance providers, electricians, drillers) to maintain project timelines.
Work with the warehouse to ensure timely and accurate delivery of materials to job sites.
Provide weekly project schedule updates to the President of Modernization & Construction and to clients to maintain transparency and ensure contractual milestones are met.
Site & Field Management
Attend job-site meetings, virtual meetings, or conference calls as required.
Maintain daily communication with field supervisors and mechanics, supporting field operations as needed.
Coordinate final inspections and secure all required signoffs before placing elevators back into service.
Documentation & Close-Out
Maintain organized documentation for all assigned projects within the shared drive, ensuring proper labeling and version control.
Prepare all close-out documentation and ensure timely delivery to consultants or property owners.
Treat punch lists with top priority, correcting any items promptly to maintain client satisfaction and project integrity.
