Commercial Construction Pre-Construction Manager
Our client is a leading commercial construction firm with a commitment to excellence, innovation, and client satisfaction. They are currently seeking a dynamic Pre-Construction Manager to join their team. The Pre-Construction Manager will play a key role in the early stages of projects, providing expertise in planning, budgeting, and feasibility analysis to ensure successful project outcomes.
Position Overview:
The Pre-Construction Manager will be responsible for leading the pre-construction phase of commercial construction projects, including conceptual estimating, value engineering, feasibility analysis, and design coordination. The ideal candidate will have a strong background in construction management, excellent analytical and problem-solving skills, and the ability to collaborate effectively with clients, architects, engineers, and project teams.
Key Responsibilities:
Feasibility Analysis:
Conduct site evaluations, feasibility studies, and due diligence assessments.
Analyze project requirements, constraints, and objectives to determine project feasibility and viability.
Conceptual Estimating:
Prepare accurate and detailed conceptual estimates based on preliminary project information.
Develop cost models, budgets, and financial forecasts to support project planning and decision-making.
Value Engineering:
Identify cost-saving opportunities and value engineering alternatives to optimize project budgets.
Collaborate with design teams, architects, and engineers to explore innovative and cost-effective solutions.
Design Coordination:
Coordinate with design teams to review and validate design concepts, drawings, and specifications.
Provide input and recommendations to enhance constructability, efficiency, and value.
Client Consultation:
Engage with clients, stakeholders, and project teams to understand project objectives, requirements, and expectations.
Present pre-construction plans, proposals, and recommendations to clients and project stakeholders.
Risk Management:
Identify potential risks, challenges, and obstacles during the pre-construction phase.
Develop risk mitigation strategies and contingency plans to address identified risks.
Team Collaboration:
Collaborate with project managers, estimators, subcontractors, and suppliers to ensure seamless transition from pre-construction to construction phase.
Facilitate communication and coordination between internal teams and external partners.
Qualifications:
Bachelor s degree in Construction Management, Engineering, Architecture, or related field.
Minimum of 7-10 years of experience in commercial construction pre-construction or project management.
Strong knowledge of construction methods, materials, and industry standards.
Proficiency in construction estimating software (e.g., Bluebeam, CostX, RSMeans).
Excellent analytical, problem-solving, and decision-making skills.
Strong communication, negotiation, and interpersonal skills.
Ability to lead and manage multiple projects simultaneously.
Detail-oriented with a focus on quality and accuracy.
