Description
The Callawassie Island POA’s Maintenance Technician will be responsible for performing a variety of journey level skilled carpentry tasks in the repair and maintenance of the property and facility, as well as a variety of technical tasks related to assigned area of responsibility. This role will contribute to the organization as an active business partner that is responsible for supporting the company's goals, objectives, vision, mission, and values. This position reports directly to the Director of Facilities, Maintenance and Common Grounds. Pay ranges from $23.00 - $27.00 depending on experience.
Essential Functions
The following functions are intended only as illustrations of the various types of work performed. The omission of specific duties does not exclude them from the position if the work is similar, related or a logical assignment to the position.
Troubleshoot equipment using proper tools in a skilled craftsman-like manner.
Perform assignments as directed by the Director of Building Maintenance.
Assume the duties of other mechanics when required, including light carpentry, plumbing, grounds maintenance, electrical, painting, maintenance, etc.
Perform preventative maintenance on all equipment.
Repair all malfunctioning mechanic devices.
Respond to building repairs regarding carpentry, electrical, plumbing, carpeting, and painting.
Train to become proficient in specific area (electrical, plumbing painting, carpentry, etc.) to become a specialist in a skill is a prerequisite for promotion.
Perform maintenance and inspection of all pool and spa equipment. Also, daily chemical reading on all pools and spas and make any emergency repairs as needed.
Has knowledge and understanding of Hampton Hall’s company policies.

Knowledge, Skills and Abilities
General Maintenance experience strongly preferred
Knowledge of Microsoft Office applications and various property specific software applications preferred
Ability to communicate clearly and speak, read, write and understand the English language
Education and Experience
High school diploma or equivalent
Minimum of one-year job related maintenance experience, or maintenance technician experience
Minimum of two years’ experience in customer service
Ability to communicate clearly and speak, read, write and understand the English language
Certification from Technical Maintenance Trade School preferred
Certified Pool Operator certification preferred
Physical Requirements
This work requires the regular exertion of up to 100 pounds of force, frequent exertion of up to 50 pounds of force and occasional exertion pushing and pulling carts and equipment weighing up to 250 pounds.; work regularly requires standing (exerting well-paced mobility for up to 6 hours in length). Must be able to exert well-paced ability to maneuver between functions occurring simultaneously. Using hands to finger, handle or feel, frequently walking, speaking or hearing, stooping, kneeling, crouching or crawling, reaching with hands and arms, pushing or pulling, lifting and repetitive motions and occasionally requires sitting, climbing or balancing and tasting or smelling; work requires close vision, distance vision, ability to adjust focus, depth perception and peripheral vision; vocal communication is required for expressing or exchanging ideas by means of the spoken word and conveying detailed or important instructions to others accurately, loudly or quickly; hearing is required to perceive information at normal spoken word levels and to receive detailed information through oral communications and/or to make fine distinctions in sound; work requires visual inspection involving small defects and/or small parts, using of measuring devices, assembly of fabrication of parts within arms- length, operating machines, operating motor vehicles or equipment and observing general surroundings and activities; work regularly requires working near moving mechanical parts and exposure to outdoor weather conditions, frequent exposure to fumes or airborne particles and occasionally requires working in high, precarious places, exposure to toxic or caustic chemicals, exposure to the risk of electrical shock and exposure to vibration; work is generally in a loud noise location (e.g. heavy traffic, large earth-moving equipment). May need to use some protective equipment, such as a respirator, gloves, earplugs, eye guards/visors, steel-toe boots, and hat.
Licenses and Special Requirements
Certification in Pool Operations
Must possess a valid driver license that will enable a transfer to a South Carolina driver license.
Ability to drive a golf cart
