Experience Maintenance Technician

Job Description

Position Overview:

We are seeking a skilled Maintenance Technician to join our team for our properties on the Iron Range. The ideal candidate is self-motivated, versatile, and proficient in a variety of maintenance tasks including plumbing, electrical, carpentry, painting, and more. This role demands efficiency, problem-solving abilities, and a commitment to high-quality workmanship.

You will

· Prioritize and manage individual work orders on an ongoing basis based on

urgency, deadlines, and locations.

· Document progress and completion notes in software, including photos.

· Reach out to tenants to coordinate and schedule service work, demonstrating

excellent communication and customer service skills.

· Contact residents within 36 hours of receiving work order to ensure receipt.

· Following up with residents upon completion, ensuring satisfaction and addressing

follow-up concerns.

· Service each work order to the best of your abilities.

· Office notification if and when additional support is needed

· Portfolio manager notification when projects exceed the budgeted threshold

· Purchase materials for jobs using ShipRock credit

· Work in tandem with hired contractors including: plumbers, electricians, and

heating specialists to resolve complex issues.

· Facilitate reliable communication and coordination for timely project completion.

· On-call service orders as needed.

· On-going on the job training

· Adhere to safety protocols and guidelines during maintenance activities.

· Attend monthly maintenance meetings at ShipRock shop in Duluth

· Other duties as assigned.

Maintenance Technician Required Skills:

· Troubleshooting: Excellent problem-solving skills

· Plumbing: Experience in plumbing.

· Electrical: Adept experience in electrical systems (non-licensed tasks).

· Carpentry: Proficient in flooring, door hanging (interior and exterior), trim, cabinets, drywall.

· Appliance Repair: Experience in appliance replacements and repairs.

· General Maintenance: Strong skills in various maintenance tasks including apartment turnovers, cleaning, painting, and yard work.

· Safety: Commitment to maintaining a safe work environment.

Minimum Physical Requirements:

· Ability to lift and carry heavy objects (up to 50 pounds).

· Physical agility to navigate stairs, ladders, and outdoor environments.

· Manual dexterity and hand-eye coordination for handling tools and equipment.
