Collaboration Position Summary: In accordance with the Wallick Mission and Values, act as the Owners' representative to ensure the asset is meeting the financial and compliance commitments, monitoring the long-term viability, and creating value through strategic decisions. This role will manage around 30 properties, ensuring the asset is sustainable over time.
Qualifications Required:
Requires a bachelor's degree in Business or Finance, or a combination of equivalent education and experience .
3-5 years' experience in a Real Estate Asset Management or Analyst role.
An intermediate understanding of accounting and real estate finance is required .
A basic knowledge of applicable laws and regulations governing affordable housing in a plus.
Must possess the ability to read and analyze financial reports, income statement, balances sheets, partnership documents, and loan documents, making appropriate recommendations to business leaders.
Effective response to inquiries from asset ownership and other stakeholders
Demonstrated ability to apply advanced mathematical concepts to evaluate how decisions will affect future financial outcomes
Effective decision-making skills as your decisions may affect internal departments and/or assigned properties. Licenses/Certifications/Registrations :

Assigned asset will include the most challenging, high-risk properties; develope and execute corrective action plans, achieving measurable success .
Mentor asset managers, analysts, and interns
Lead role in developing the policies and procedures for PAM
Relentlessly seek more efficient and better ways of doing business
Promote open, healthy and substantive internal communication
Proactively look ahead for distibutions, strategic thinking on improving the right assets
Utilize MRI Software's Investment Central platform to make decisions and evaluate asset performance
Review and approve annual strategic, operating, and financial plans and budgets for the portfolio
Review and approve audited financial statements and tax returns for assigned portfolio, and calculate annual cash flow distributions
Conduct annual site inspection of the properties in the assigned portfolio to analyze the physical condition of the property and make appropriate recommendations to Affordable Housing Operations
Provide analysis, suggest rankings, and participate in quarterly discussion of Wallick portfolio
Strategic planning around use of operating cash and reserves to preserve the physical asset and marketability
Look for debt restructuring opportunities and requirements, and assist with the process through loan closing and post-closing repairs
Capital expense planning, budgeting, and approval
Understand partnership documents, loan documents guaranty agreements, and regulatory requirements
Manage the disposition and exit of Limited Partners related to LIHTC transactions
Analyze business operations, trends, expenses, revenue, and financial commitments to project future revenue and expenses
Act as owner's representative when interacting with lenders, syndicators, allocating agencies, etc.
Create plans, set goals, and measure results for troubled assets
Meet regularly with Affordable Housing Operations to discuss operating results, variances to budget and strategize on opportunities for property performance improvement
Actively participate as a member of the Acquisition Team (including - site visits, scope of work determination, financial review, document review and negotiation, on-boarding)
Perform other related duties as assigned. Physical Demands: Position requires extensive sitting for long periods of time throughout the day. Manual dexterity needed for computer work with keyboard and mouse . Requires talking, seeing and hearing with reasonable accommodation. Requires travel to and from external business activities. Some lifting/bending/stooping for transfer of files to different events/communities .
Work Environment: Position requires the majority of the work to be performed indoors. Inside working conditions are in an office setting.
