Project Manager – Real Estate Development & Construction (Contract Role) San Francisco-Based Real Estate Development & Construction Company Position Overview JS Sullivan Development is seeking a highly experienced Project Manager (PM) to oversee a multifamily condominium project located in San Francisco.

Reporting directly to the Managing Principal, this project-based role is available immediately.

The primary objective of the PM is to manage and coordinate project design and consultant teams from the design development phase through completion of construction.

This position requires in-office presence with the option for a hybrid work structure.

The ideal candidate will have a background in architecture, structural engineering, and/or construction management.

Responsibilities Manage and coordinate all project consultants – including civil, structural, and MEP – through the completion of construction documentsDrive the project schedule and deliverables, serving as the central point of contact for all communications and activitiesEstablish productive partnerships with internal and external stakeholders, streamlining processes to ensure efficient project deliveryConduct code research and analysis, applying sound judgment to protect design integrity and ensure constructabilityPerform additional duties as required to support the project and team Qualifications & Personal Characteristics Minimum of 15 years of professional experience in architecture, real estate development, construction management, or a related fieldBachelor’s and/or Master’s degree in Architecture, Real Estate Development, Engineering, or a related disciplineProfessional licensure in California a plusStrong working knowledge of multifamily housing design, documentation, and detailing from schematic design through constructionFamiliarity with Type V construction methodsProficient in AutoCAD, PlanGrid, Adobe Creative Suite, and Microsoft Office SuiteSolid understanding of California Building Codes and the Americans with Disabilities Act (ADA)Strong commitment to design excellence, constructability, and technical precisionExcellent graphic, written, and verbal communication skillsExceptional organizational and project management skills Project Scope & Time Commitment Independent contractor roleHybrid structure with minimum required in-office hours each weekRemote hours aligned with the project phase and overall coordination needsWorkload will vary based on project milestones and delivery timelines Company Overview JS Sullivan Development is a privately operated real estate development and construction company specializing in the ground-up development of urban infill multifamily condominium projects in San Francisco.
