Job Title: Property Management Estimator

Department: Maintenance & Turnover

Reports To: Director of Property Operations

Position Summary:

We are seeking a highly organized and detail-oriented Property Management Estimator to oversee the evaluation and cost estimation of rental unit turnovers, property repairs, and maintenance projects. This role conducts all move-out inspections, prepares accurate scopes of work, and coordinates with vendors to ensure timely and cost-effective project completion across our rental portfolio.

Key Responsibilities:

Conduct all tenant move-out inspections and document property condition

Assess units post-move-out and prepare detailed turnover scopes and cost estimates

Estimate costs for repair, renovation, and maintenance projects across single- and multi-family properties

Manage bidding process and obtain quotes from approved vendors and contractors

Review vendor proposals to ensure accuracy, pricing consistency, and alignment with project scope

Coordinate timelines and turnover schedules with internal teams and vendors

Track project progress and communicate budget status to leadership

Maintain documentation and records of estimates, scopes, inspections, and vendor agreements

Identify opportunities for cost savings and process improvements Qualifications:

3+ years of experience in property management, maintenance estimating, or construction project coordination

Strong understanding of rental unit turnover procedures and repair scopes

Proven experience with vendor sourcing, negotiations, and oversight

High attention to detail with excellent organizational and follow-through skills

Ability to conduct thorough property condition inspections and document findings

Proficiency with property management software (AppFolio a plus) and Microsoft Office Suite

Strong communication skills and ability to collaborate across departments Preferred:

Knowledge of building codes and residential maintenance standards

Experience working in a fast-paced property management environment
