Job Title: Facilities Manager

Reports to: Vice President, Finance & Human Resources

FLSA Status: Exempt

Supervises: Facilities Staff, Hospitality Manager and Service Subcontractors

Summary:

The Facilities Manager is responsible for overseeing all aspects of maintenance and operations across AIER’s campus, which includes buildings, grounds, vehicles, and equipment. This role ensures a safe, functional, and well-maintained environment for all staff, residents, and visitors.

Duties and Responsibilities:

AIER’s 140+ acre campus includes a 31-room stone mansion, a two-level office building, recreation room, a warehouse, workshop, garages, three duplexes, a residential home, and several outbuildings.

The Facilities Manager will:

Oversees construction, renovation, and routine maintenance of all campus facilities.

Ensure compliance with safety and regulatory standards and proper functionality related to HVAC, fire safety, security, water, and sewer systems.

Maintain the organization’s vehicles, equipment, and power tools.

Oversee lawn care, road maintenance, and snow removal.

Plan and schedule maintenance projects.

Contact appropriate emergency responders for facility-related emergencies.

Develop budget requests, monitor expenditures according to budgeted appropriations, and recommend and/or initiate cost-saving measures.

Manage relationships with subcontractors and vendors, ensuring quality and efficiency.

Supervise maintenance staff and ensure smooth day-to-day operations.

Perform related duties as required to support facilities management and campus operations.

Qualifications:

Bachelor’s degree or equivalent relevant work experience preferred.

Advanced mechanical skills and knowledge, including electrical, plumbing, HVAC and general building systems.

Excellent communication and interpersonal skills; able to interact with employees at all levels, as well as vendors and guests.

Ability to take initiative and solve complex or unusual problems with practical, creative solutions.

Willingness to respond to emergency calls outside of regular working hours.

Ability to read and interpret technical journals, manuals, blueprints, and other materials pertaining to facility maintenance, equipment repair, and systems service/repair.

Strong written communication skills for memos, schedules, and reports.

Ability to prioritize and multi-task

Contractor’s license is a plus but not required.

Valid driver’s license required.

Physical Demands and Work Environment:

This role requires regular walking or driving across the campus for inspections and maintenance tasks, regardless of weather conditions. The position requires bending, kneeling, and lifting objects up to 50 pounds.
