Chief Engineer
Location: Bellevue, WA
We are seeking an experienced Chief Engineer to oversee the operations and maintenance of a portfolio of high-end properties throughout Bellevue, WA. This leadership role is responsible for the daily oversight, preventative maintenance, repair, and troubleshooting of all building systems. The Chief Engineer will report directly to the Vice President of Engineering / Repair & Maintenance and lead the on-site engineering team to ensure optimal performance of all property systems.
Key Responsibilities:
Manage and perform preventative maintenance and repairs across all building systems (HVAC, electrical, plumbing, mechanical, etc.).
Lead daily operations of the engineering team and ensure timely resolution of tenant service requests.
Develop work schedules, assign tasks, and supervise engineering staff and contractors.
Maintain building cleanliness and organization; address and resolve emergency maintenance issues.
Conduct performance reviews, provide training, and uphold company policies and procedures.
Review and ensure compliance with all design standards, codes, and building regulations.
Maintain records, design documentation, equipment manuals, and maintenance logs.
Develop and manage preventative maintenance schedules and energy efficiency initiatives.
Oversee building permits, licenses, safety inspections, and contractor compliance.
Assist in preparing operational budgets, monthly reports, and capital improvement plans.
Be available for after-hours emergency calls and provide on-call support as essential personnel.
Foster exceptional customer service and communication with residents and team members. Required Skills and Competencies:
Proven leadership and supervisory skills with the ability to delegate and manage workflow.
Strong problem-solving capabilities using logical analysis and sound decision-making.
Ability to read and interpret blueprints, technical drawings, and system schematics.
Excellent written and verbal communication, including use of radios and mobile devices.
Proficient with Microsoft Office Suite and building maintenance management software.
Knowledgeable in OSHA, NEC, NFC, and Life Safety codes, as well as local building codes.
Ability to manage change, implement improvements, and maintain team morale.
Strong interpersonal skills with a customer-focused mindset. Technical Expertise in:
HVAC systems, indoor air quality, energy efficiency, and controls.
Electrical, plumbing, lighting, acoustics, and advanced building materials.
Construction management and building system integration.
Security and fire alarm systems maintenance. Physical & Environmental Requirements:
Ability to respond to after hour emergencies 24/7 x 236.
Must be able to lift, carry, or push up to 75 lbs. and operate tools or equipment as needed.
Frequent walking, climbing stairs/ladders, standing, bending, kneeling, and crawling.
Normal color and peripheral vision, depth perception, and the ability to adjust focus required.
Must be capable of responding to emergencies quickly, including during odd hours or in adverse weather.
Ability to work in varying noise levels and both indoor and outdoor environments. Education & Experience Requirements:
High School Diploma or GED required; Trade school or college degree strongly preferred.
Minimum 15 years of progressive experience in building systems maintenance, including supervisory roles.
Valid Washington State Driver's License with a clean driving record.
Must pass background screening and drug testing due to safety-sensitive nature of the role. Preferred Certifications (not required):
Grade 3 Boiler License
Electrical 07 License
Universal CFC Certification This position is offering an hourly wage of $43.27 - $55.29 (based on experience) and includes a competitive benefit package that includes: 2 weeks of vacation and 2 weeks of sick leave, 7 paid federal holidays and 1 floating holiday, medical, dental and vision insurance, and 401(k) with a 6% match after 1 year of employment, and an annual performance-based bonus.
