Essential Functions:
Performs daily operation, inspection, maintenance, and repair on all building systems including HVAC, electrical, plumbing, mechanical, fire/life safety, elevators and building automation systems (BAS).
Responds to service requests and resolves issues in a timely and professional manner, maintaining high levels of customer satisfaction. Must be able to communicate effectively with tenants, requestors, and management.
Responds promptly to emergencies; quickly assesses situations, follows safety protocols, and notifying appropriate personnel to ensure proper response and safety.
Conduct regular building walkthroughs to proactively identify maintenance needs, safety concerns, and operational issues.
Develop and maintain preventative maintenance schedules and ensure all building systems remain in compliance and meet their rated life expectancy.
Independently identify, analyze, and resolve complex building issues. Ability to troubleshoot mechanical failures and implement effective solutions.
Provides proactive recommendations that aligns with building initiatives for facilities improvements, operations, energy efficiency, safety, and tenant experience.
Performs minor construction tasks, installs and maintains building fixtures and accessories, and carries out general maintenances services to support the functionality and appearance of facility.
Assist with coordination and performing building renovations, upgrades, and installations as necessary.
Determines prioritization, approach and method to complete tasks/projects.
Actively utilizes continuous improvement methodology to progress maintenance protocols and procedures.
Oversees and manages building standard inventory, including tracking stock levels, ensuring sufficient inventory levels, and ordering parts and materials as needed.
Drives to various location, sites, or suppliers to pick up parts, materials, and equipment as needed.
Oversees outside vendors and service providers; coordinate and supervises scheduled maintenance, repairs, inspections and testing.
Maintains a safe work environment by adhering to all safety protocols and Standard Operating Procedures (SOPs) and wearing protective equipment as required.
Maintains accurate records, including work orders, service histories, equipment logs, and compliance documentation through the computer maintenance management software (CMMS).
Demonstrates root cause analysis techniques and recommends Total Preventative Maintenance (TPM) procedures.
Perform other related duties and projects as business needs require at direction of management.
Education and Experience:
High school diploma or equivalent.
Minimum of three (3) years of building engineer or related experience in a commercial building environment.
Hydraulic, pneumatic, mechanical, industrial and PLC experience required.
Special Requirements/Certification:
Valid driver’s license and acceptable driving record.
HVAC certification required, additional certification in related maintenance specialty, a plus.
OSHA 10/30 certification is a plus
Pay Range: $26.00 to $36.00/hr
