A well-established commercial real estate company is seeking a Building Engineer to maintain and operate building systems at an office property. The ideal candidate is a self-motivated, service-oriented professional with extensive experience in HVAC, plumbing, electrical, and mechanical systems. Working collaboratively, the successful candidate will drive efficiency by performing routine maintenance, responding to tenant service requests, and ensuring code compliance while upholding safety standards and fostering strong tenant relationships.

Type of Position: Direct Hire

Responsibilities:

Responsible for building electrical, plumbing, HVAC, and mechanical maintenance.

Responsible for building maintenance stock and inventory, daily operation of building automated systems and assuring that building(s) are city/code compliant.

Weekly on-call duties via emergency phone service and contracted monitoring stations for both burglary and fire systems.

Respond to building house-calls in a timely manner through work orders generated by company furnished cell phone.

Keep up good tenant relations in all office buildings.

Communicate between day porters and security guards.

Respond to temperature complaints, Light Bulbs replacement, Resetting breakers, equipment, Restroom repairs, Ceiling tile replacement; Operate mechanical equipment (i.e. chillers, pumps, cooling towers, EMS computer, fire alarm system, etc.), Miscellaneous (i.e. painting, repairs doors and locks, etc.), Determining the exact nature and scope of tenant requests by personally contacting the tenant, assembling all tools, supplies, and instruments necessary to complete the work, Performing the work with minimum disruption; Conducting immediate cleanup of work area; Completing the tenant service request form describing the work done in IMPAK work order system, materials used, and start/finish time.

Complete the preventive maintenance task sheet, report any impending supply or materials shortages to the Lead Engineer, advising Lead Engineer of any equipment problem.

Record equipment readings, setting, and status changes and noteworthy operational occurrences in appropriate logbooks. Representative duties include Verifying proper star-up of HVAC equipment, check operation of the fire pump, hot water heaters, elevators, etc., take temperature readings on return/supply air.

General Maintenance includes painting and sweeping of mechanical and equipment rooms, maintaining lighting in mechanical rooms, equipment rooms, elevators, and service and public areas, maintaining order in tool room and workshop, recording electrical and water meter readings.

Perform or oversee vendor maintenance and repairs to the mechanical, plumbing, fire, life safety, and control systems. Keep facility and building systems up to applicable standards as assigned.

Oversee compliance with all applicable codes, regulations, governmental agencies, and company directives related to building operations and work safety.

Work within broad guidelines and policies.

Requirements:

10+ years of experience preferred

Familiarity with centrifugal chillers/chill water systems preferred

HVAC pneumatic controls experience preferred

Previous experience in commercial property management preferred
