Founded in 2010, Core is a vertically integrated real estate investment manager focused on acquiring, developing and managing across the student housing and build-to-rent (“BTR”) sectors. Position Overview
The Operation Specialist assists in overseeing daily operations and training throughout the national portfolio in accordance with Core Spaces’ policies and procedures. This position may serve as a troubleshooter and/or serve of interim manager for manager-level positions at properties that have an extended opening or need additional support to achieve specific goals and initiatives. The Operations Specialist is provided weekly assignments that require 80% travel, sometimes including weekend coverage.
What You Will Do
Must be able to work a full shift / required work schedule including overtime when necessary
Fulfill the duties of Community Manager when the role is vacant at the assigned community
Assist with supervising all on-site team members while working at the assigned community
Assist with interviewing, hiring, onboarding, and training team members on company policies and procedures
Lead weekly team meeting in the absence of the Community Manager
Ensure brand standards are met and delivers a 5-star quality of service that enhances the resident experience
Address resident concerns, assist team members to solve matters and ensure the highest levels of satisfaction
Process rental payments and invoices for approval by Regional Manager
Handle resident emergencies in a professional manner, documenting all events and following Core Spaces’ incident report protocols
Support implementation of the property’s strategic leasing and marketing plan to maximize occupancy goals
Maintain detailed knowledge of properties, markets, and submarkets
Establish an awareness of market trends that evaluates existing marketing strategies
Work closely with Community Manager, Regional Manager and Director of Community Management to make recommendations that support the needs of the community
Complete community checklists, inspections, move-in/move out, and turn procedures as needed
Assist the assigned community to achieve property performance metrics
Assist with completing all community reporting requirements including financial reporting
Monitor collections to send late notices, contact residents and guarantors, and file evictions when necessary
Be a champion of company values and culture and participate in promoting company-wide initiatives
Responsible for ensuring product presentation always meets brand and company standards
Enter and approve payroll if requested by Regional Manager
Assist in addressing employee-related concerns including performance evaluations and reviews
Lead individual and group training sessions on culture, policies, processes, and systems.
Assist in training/support of newly acquired communities and/or new developments.
Identify, develop, and implement training resources to help aid in onboarding of new talent.
Complete special projects assigned by Director of Training, Director of Community Management, Regional Manager and/or HR/People Ops
Perform all other duties and tasks as assigned by management
Must be able to lift and move objects weighing up to 50 pounds regularly, as required by the demands of the job. This may include bending, stooping, and lifting throughout the workday.
Ideally, You'll Have
High School graduate; college degree preferred but not required
3 years of experience in property management or related fields.
Proficient in Microsoft Office/Google Suite and Windows and/or Apple operating systems
You'll crush it if you have experience with
Experience in Student Housing
Experience with Entrata and Yardi softwares

Pay Range
USD $85,000.00 - USD $90,000.00 /Yr.
Additional Compensation
Employees may be eligible for discretionary bonuses, typically 10% of base salary annually, depending on individual and organizational performance.

Actual compensation may vary based on factors such as education, experience, skills, certifications, seniority, geographic location, and business needs.
This role may be eligible for additional forms of compensation, including bonuses, commissions, stipends, or non-cash incentives, depending on position and performance.
