Site Selection and Acquisitions

The Site Selection & Acquisitions team is responsible for delivering quality sites for Vantage’s data center development. The team sources, evaluates, pre-qualifies and completes initial due diligence leading to site acquisitions that support Vantage’s data center business across EMEA. The team is highly cross-functional and collaborates with New Site Development, Design & Engineering, Sales, Operations, Legal, Finance and the Senior Leadership Team.

Position Overview

We are seeking a highly skilled and motivated Real Estate Transactions Manager to lead and support commercial real estate activities across the EMEA region. The ideal candidate will bring deep transactional experience, strong analytical capabilities, and a collaborative mindset to drive strategic real estate initiatives across diverse geographies and asset types. The role will be handling a high volume of large, complex real estate transactions and responsible for managing the transactional process from start to finish for land and building acquisitions.

This role will require the Real Estate Transactions Manager to communicate fluently in German.

Essential Job Function

The role will manage and track site selection activities in identified markets across Europe, and other geo-regions as assigned, supporting due diligence, managing all site transactions and aligning all stakeholders to support the successful execution of all transactions on time, within scope and budget.

Execute transaction strategies for a given region or market with a focus on the DACH region but not limited to.

Work closely with the Site Selection Director to complete initial site assessments and preparation of due diligence documents.

Negotiate and draft commercial terms for Letters of Intent, Sales & Purchase Agreements, broker agreements and other ad hoc legal agreements.

Coordinate with internal stakeholders throughout the due diligence process to mitigate risks, develop strategic solutions, advise on negotiation tactics, lead meetings, track project timelines, and monitor key actions and outcomes.

Oversee the due diligence process, working closely with external consultants across commercial, environmental, legal, permitting, and energy disciplines.

Engage with local brokers, consultants or other third-party advisors as required to support transaction execution.

Ensure compliance with internal governance and approval processes throughout the transaction lifecycle.

Manage contracts, NDAs, and third-party agreements in alignment with internal policies and approval workflows

Prepare financial analyses and transaction recommendations for specific projects.

Organise and manage internal and external meetings, develop agendas, track open issues and document key actions and outcomes through meeting minutes and follow-ups.

Maintain and update regular reports and dashboards using platforms such as Salesforce and Smartsheet, ensuring data accuracy and visibility for key stakeholders.

Support post-closing activities: including coordination of deliverables and resolutions of outstanding matters.

Skills, Knowledge & Experience

Minimum 8- 10 years’ experience in commercial real estate transactions ideally with exposure to the EMEA region

Experience with data centers or technical/industrial facilities is advantageous but not essential.

Must be fluent in both English and German

Bachelor’s degree in Commercial Real Estate, Surveying or Business Management is preferred though not mandatory.

Project Management experience is desirable.

Advanced IT proficiency required, including expertise in tools such as PowerPoint, Smartsheet, Salesforce, Excel, and Yardi

Strong analytical capabilities with a solid understanding of real estate finance and discounted cash flow (DCF) analysis.

Demonstrated ability as a creative problem solver with a track record of driving innovation.

Excellent stakeholder engagement and relationship-building skills.

Proven ability to analyze complex business concepts and documentation, and to handle confidential or sensitive matters with discretion.

Strong interpersonal, written and verbal communication skills, with the ability to collaborate across all levels of the organisation and with external partners (e.g., consultants, brokers, technical advisors).

Self-motivated and adaptable, capable of working independently across time zones, functions and project types.

Highly organised, with the ability to manage multiple priorities, perform under pressure, and effectively allocate time and resources.

Seniority Level: Mid-Level.
