The State of Connecticut, Developmental Services (DDS) - Southbury Training School - is accepting applications for one (1) full-time first shift Building Maintenance Supervisor position located in Southbury, CT.

Position Highlights: PCN 16284 * Full-time 1st Shift 75 hours bi-weekly * Monday - Friday 7:15 am - 3:15 pm * However, schedule flexibility required to meet the needs of the agency.

In your role as a Building Maintenance Supervisor, you will have the opportunity to: * Schedule, assign, oversee and review work of staff; * Provide staff training and assistance; * Conduct performance evaluations; * Determine priorities and plan building and grounds maintenance work; * Establish and maintain building maintenance procedures; * Develop or make recommendations on development of policies and standards; * Act as liaison with other operating units, agencies and outside officials regarding unit policies and procedures; * Prepare reports and correspondence; * Inspect buildings and equipment to determine repair and improvement needs; * Receive repair requests, make estimates of time and materials to meet requests and prioritize according to need; * Maintain inventories of tools, equipment, supplies and orders or requisitions when needed, possibly requiring interaction with vendors; * Serve as a centralized purchasing officer for properties under their authority; * Coordinate arrangements for deliveries of materials and access to area by workers; * Arrange alternative plans for areas and services disrupted during construction and/or repair; * May solicit bids from outside contractors and inspect contracted work; * May read and interpret design blueprints and specifications for small scale renovations and remodeling; * May make budget recommendations; * Perform related duties as required.

CHIEF PHYSICAL PLANT: * In charge of such operations as heat supply, custodial work, vehicles and transportation as well as maintenance and repair.

KNOWLEDGE, SKILL AND ABILITY * Considerable knowledge of * relevant state and federal laws, statutes and regulations; * relevant agency policies and procedures; * materials and methods of building repair and maintenance; * preventive maintenance techniques; * Considerable interpersonal skills; * Oral and written communication skills; * Ability to * lay out and inspect building repair and maintenance work; * read and interpret blueprints and specifications; * coordinate work assignments; * utilize computer software; * Supervisory ability.

MINIMUM QUALIFICATIONS - GENERAL EXPERIENCE Six (6) years of experience in the repair and maintenance of large buildings.

NOTE: Experience performing technical duties within the maintenance trade area on a military base, aircraft carrier or large compound may be substituted for the General Experience on a year for year basis.

MINIMUM QUALIFICATIONS - SPECIAL EXPERIENCE Two (2) years of the General Experience must have been in a supervisory capacity.

NOTE: For state employees this experience is interpreted at the level of a Building Superintendent 2.

MINIMUM QUALIFICATIONS - SUBSTITUTIONS ALLOWED College training in architecture, mechanical or electrical engineering or a related field may be substituted for the General Experience on the basis of fifteen (15) semester hours equalling one-half (1/2) year of experience to a maximum of four (4) years for a Bachelor's degree.

PREFERRED QUALIFICATIONS * Serve Safe - Food Handler Certified * Connecticut Class A/B Operator Certified * Confined Space Certification * OSHA 10 * NFPA Knowledge * Arial Boom Lift 3b Operator with ID#. * Backflow Prevention and Cross Connection Control - Certified * Licensed in one of the licensed trades * Infrastructure of STS.

(Electrical System, Steam, Water, Powerhouse) experience or coursework * Experience working with multiple Trades personnel at a large facility with a power plant SPECIAL REQUIREMENTS Incumbents in this class may be required by the appointing authority to possess and retain appropriate current licenses, permits and/or certifications.

CHARACTER REQUIREMENTS At state airports: In addition to the checking of references and of facts stated in the application, a thorough background investigation of each candidate may be made before persons are certified for appointment.

PHYSICAL REQUIREMENTS * Incumbents in this class must have adequate physical strength, stamina, physical agility and visual and auditory acuity, and must maintain such physical fitness as to be able to perform the duties.

* A physical examination may be required.

WORKING CONDITIONS * Incumbents in this class may be exposed to some risk of injury from equipment.

* The appointing authority may require completion of an asbestos removal program consistent with EPA guidelines for operations and maintenance during employment in this class.

Incumbents may be required to use protective equipment such as respirators and safety goggles.
