What You’ll Do:
As the Transitions Manager, you’ll be responsible for leading the transition of new properties into the portfolio. This will include managing the collaboration and communication with internal departments and external stakeholders, ensuring new sites are properly setup for success. This individual will be an expert in maintaining in-depth knowledge of Coastal Ridge systems and programs that are performed at the site level. You’ll also serve as a leader in our organization, championing the Coastal culture and ensuring associates have the tools, resources, and direction to be engaged and successful. In addition to being a manger of process, you will oversee one or more direct reports.

Located in downtown Columbus, Ohio, our corporate offices overlook the Columbus Commons which plays hosts to over 200 events throughout the year. Enjoy the building’s fitness center and rooftop terrace with adjoining clubroom, and walk to some of the city’s best restaurants and downtown amenities. This role can also be executed fully remote.
What You’ll Own:
Support the onboarding of new properties into our portfolio.
Oversee the Transition’s team in conducting on-site due diligence and coordinating with Regional Managers.
Act as the main contact for management transitions, organizing and maintaining data for property transitions.
Coordinate between various departments to ensure smooth pre and post-transition implementation, including regular check-ins with stakeholders.
Assign and execute start-up tasks, ensuring all cross-functional tasks are completed, including marketing, accounting, and IT setup.
Assist in developing operational budgets for transitioned properties.
Work with the Operations team to improve property performance and identify opportunities in sales, facilities, and marketing.
Provide customer service and Manager training at new properties as needed.
Support the operations platform by aiding in reports, metrics, program troubleshooting, and travel as assigned.
Oversee the disposition of properties out of the Coastal Ridge portfolio.
Other duties and projects as directed and assigned.
What You’ll Bring:
50% travel across the United States
High school degree or equivalent required, bachelor’s degree in Property Management, Business or related field preferred.
3 – 7 years’ progressive experience in a multifamily property management role. At least 2+ years prior on-site Property Manager experience preferred.
Previous experience with new construction lease-up properties preferred.
Experience with Entrata or similar software systems preferred.
Demonstrated proficiency with Microsoft Word, Excel, Smartsheet, and database management programs in order to interpret and complete required reports.
