ESSENTIAL DUTIES AND RESPONSIBILITIES:

The below statements are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing of all responsibilities, duties and/or skills required.

• Provide innovative supervision and develop measurable guidelines and programs to assure efficient and quality production of all skilled trades and maintenance personnel.

• Manage all aspects of CMHA's Asset Management departments work order completions and preventative maintenance planning.

• Assist the Director of Asset Management in establishing long and short-range goals, budgets, needed equipment and material, cost controls, refinement of maintenance systems and preventative maintenance planning.

• Oversee the Asset Management fleet to ensure that vehicles are maintained in good condition and all necessary internal and external documents and reporting are addressed in a timely manner.

• Ensure Asset Management properties are curb appeal is maintained in Gold Standard condition and all necessary internal and external documents/reporting are addressed in a timely manner.

• Provide technical assistance and guidance to supervisory staff as needed.

• Oversee the scheduling, productivity, and work quality of skill trades and maintenance staff working alternative work schedules and callback.

• Provide consistent oversight and compliance of CMHA policies from all maintenance supervisors and personnel as they relate to applied time, discipline, absenteeism, safety, workplace, ethics and job performance.

• Provide leadership and technical training to facilitate the best possible efficiencies and customer service.

• Manage maintenance services within established budgets and CMHA policy guidelines.

• Perform additional duties as assigned.

Requirements

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each competency satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

DESIRED QUALIFICATIONS:

• Skills in utilizing computer programs to analyze, document, plan, track, and communicate.

• Working knowledge of Microsoft Word, Excel, Access, Project Manager, PowerPoint and Microsoft Outlook.

• Excellent customer service and written communication skills.

• Great team player demonstrating patience, persistence and leadership.

• Extensive knowledge and experience in:

o State and local building codes and HUD regulations.

o Blueprint interpretations, reading, and specifications.

o Life Safety Systems, (Fire-Elevators-Alarms).

o Strategic planning and implementation of maintenance systems and programs.

o Efficient maintenance techniques and procedures.

o Reading and interpreting contracts and related documents and developing written specifications.

o Responding to complaints from customers and regulatory agencies.

o Troubleshooting building systems and structures and ability to provide prompt solutions.

EDUCATION/EXPERIENCE/CERTIFICATIONS:

• Bachelor's degree in Engineering, construction or related field or an equivalent combination of education and/or work

experience in Facility & Systems Management.

• Five (5) years supervisory experience in a union environment, with a strong business knowledge base.

• Experience with general maintenance to include painting, plumbing, electrical, carpentry, appliances, and HVAC.

to accurately exchange information in person, in writing and via e-mail and telephone. The employee must be able to

perform essential job functions in an environment that could have increased stress levels.

Must be able to walk, bend, stoop and climb; demonstrate the manual dexterity necessary to efficiently operate a

keyboard; be able to climb stairs, communicate via telephone and drive long distances.

OTHER: The candidate must possess and maintain a valid driver's license in state of residence, and maintain an insurable

driving record under the terms and conditions of the CMHA auto liability policy. The candidate may have no more than 6

accumulated points in 3 consecutive years.
