Position Title: Director of Maintenance and Operations

Site: Maintenance Office

Reports To: Superintendent

FLSA: Exempt

Primary Function

Direct the operation of the school system's physical plants and establish procedures for maintaining all property of the Crisp County Board of Education in a condition that is clean, attractive, and conducive to the implementation of the instructional program.

Minimum Qualifications & Requirements

Educational Level: Bachelor's degree or five years of supervisory experience in facility, maintenance, or operations management.

License: Holds a valid Georgia driver's license.

Proficiency Skills: Written and oral communication; administrative, supervisory, and leadership skills; ability to manage multiple tasks; computer competence; organizational and interpersonal skills.

Personal Skills: Pleasant personality, cooperative attitude, and physical stamina to perform essential duties.

Salary: CCSS Classified Salary Schedule - A27, 240 days; ($ 10,000 responsibility supplement). Steps on the classified salary schedule are awarded based on verifiable full-time experience, as documented on employer letterhead, which includes dates of employment, job title, and duties. Essential Duties and Responsibilities

1. Maintains a pattern of prompt and regular attendance.

2. Demonstrates knowledge and proficiency in the use of the internet and email as applicable to job responsibilities.

3. Demonstrates knowledge and proficiency in the use of other computer applications as applicable to job responsibilities.

4. Demonstrates appropriate verbal, written, and telephone communication skills.

6. Complies with school, system, state, and federal regulations and policies, including the PSC Code of Ethics, as related to job requirements.

17. Makes recommendations of appropriate actions and alternatives to the Superintendent.

18. Keeps abreast of and informs the Superintendent of changes in rules and regulations of the Georgia Board of Education and state and federal laws concerning the area of responsibility.

19. Keeps abreast of and informs the Superintendent of current trends and developments concerning the area of responsibility.

20. Makes budget recommendations concerning the area of responsibility to the Superintendent.

21. Monitors compliance with policies and laws concerning the area of responsibility.

22. Ensures department expenditures are within limits approved by the school board.

23. Works with local, state, and federal authorities to ensure the safety and security of school facilities.

24. Provides leadership for general maintenance for all school plants and grounds.

25. Schedules routine repairs to ensure maximum use of workers' time and economic use of materials.

26. Develops and submits plans for continuous building maintenance.

27. Coordinates the arrival of maintenance workers and materials at job sites.

28. Recommends qualifications and standards for employment of personnel assigned to the department.

29. Cooperates with school principals in evaluating maintenance personnel.

30. Develops and implements in-service and training programs for maintenance personnel.

31. Evaluates and recommends types of equipment and supplies for purchase.

32. Develops a safety program for the department consistent with National Safety Council recommendations; requires practices ensuring maximum safety.

33. Promotes good public relations and employee morale.

34. Makes recommendations regarding employment, transfer, and dismissal of maintenance personnel.

35. Advises on building and maintenance budget matters and controls departmental budget.

36. Monitors any construction, renovation, or demolition of school facilities.

37. Assists the Superintendent in establishing and evaluating construction and maintenance bidding specifications.

38. Enhances the climate of the building and the morale of colleagues.

39. Demonstrates loyalty to the school system and administration.

40. Completes all yearly mandatory training modules in a timely manner.

41. Performs other duties as assigned by the Superintendent.

Physical Demands:

Mobility: Ability to move throughout school facilities, grounds, and construction/maintenance sites; frequent walking, standing, bending, stooping, and reaching.

Lifting/Carrying: Must occasionally lift and/or move materials, tools, and equipment weighing up to 50 pounds.

Climbing: Ability to climb ladders, stairs, and scaffolding to inspect roofs, mechanical rooms, or elevated work areas.

Vision: Sufficient vision to read work orders, blueprints, schematics, and computer screens; ability to observe safety hazards and facility conditions.

Hearing/Speech: Ability to communicate effectively with staff, contractors, and administrators in person, by phone, and via radio.

Dexterity: Use of hands and fingers to handle tools, operate office equipment, and perform inspections requiring fine motor coordination.

Environment: Ability to work both indoors and outdoors in a variety of weather conditions; potential exposure to dust, noise, chemicals, or mechanical hazards when inspecting maintenance projects.

Endurance: Capacity to work extended hours in emergencies (e.g., facility breakdowns, weather events).
