Job Description
We are seeking a part-time and results-oriented individual who wants to be an Employee Manager at our 24-unit apartment community built in 1972 in the Palms neighborhood of West Los Angeles.
Recent building renovations include new hallway flooring, new door numbers and painting of the building interiors, modernization to the elevator, and common area lighting upgrades. Many of the apartments are also newly remodeled appointed with modern finishes, new flooring and new appliances.
The building amenities include a pool, outdoor barbeques, covered garage parking, an elevator, and a low carbon footprint. The position also requires covering for other community managers at some of our nearby buildings from time to time.
This family-owned firm has been in business for over 50 years and currently owns and operates about 26 buildings in Los Angeles. This is a great opportunity to join an established property management company with friendly staff and a consistent flow of stable work.
SCOPE
The Employee Manager serves as the key player for ensuring the smooth operation and management of real estate properties. This role encompasses a broad spectrum of responsibilities, from overseeing daily operations, tenant relations, leasing as well as enforcing lease agreements.
GENERAL RESPONSIBILITIES
Manage the day-to-day operations at the buildings.
Respond to all emails, calls, and follow up as needed.
Show applicants' vacant units.
Collect and deposit rents.
Carefully maintain tenant work order requests and communicate work status with supervisors.
Schedule unit turns with vendors and report status with supervisors.
Daily walk of the properties and proactively keep up with all deferred maintenance at the buildings.
Work with multiple members of the management team and communicate with multiple team members.
Participate in posting notices, including 3-Day notices and, if needed evictions.
Walk vacant units upon tenant move outs with supervisor(s).

REQUIREMENTS
3 years of experience in onsite property management
Work with tenants and coworkers in a friendly and professional manner.
Organized and take diligent notes on the status of tenant requests.
Excellent communicator with tenants, co-workers, and supervisors.
Knowledgeable about and dedicated to following Fair Housing laws.
Able to participate in resident problem-solving using knowledge of Los Angeles and California housing laws.
Experienced working with iPhone/iPad products, Yardi and Outlook.
PHYISCAL REQUIREMENTS
Must be able to sit for extended periods of time and occasional standing and walking. Must be able to use a keyboard and other office equipment. Ability to lift up to 20 pounds occasionally.
Compensation: Free 1-bedroom 1-bath Apartment + hourly pay of $19 (adjusted for a portion of the value of the apartment). This is a Non-Exempt/Part-Time position.

PT schedule would be of the managers’ own creation/ but expectations would be available 5 fluid days a week w/ 3 promised but changeable 2-hour blocks of time to take tours per week.
