With current projects in Calgary, Alberta we are looking for an experienced Site Superintendent to bring our Calgary projects to completion and expand their expertise to Sherwood Park, Alberta for 18-months beginning in Summer of 2026.
SUMMARY OF THE ROLE
Reporting to the Project Manager, the Site Superintendent/Senior Site Superintendent will live and breathe commercial and residential construction methods. Your strong working knowledge of overseeing projects from planning to completion make you an expert at forecasting activities and guiding people in line with the master schedule. You’re a relationship pro and a safety-conscious leader with a commitment to quality standards.
WHAT YOU’LL DO
Technical Skills
Planning, Scheduling and Construction Management:
Create a detailed lookahead schedule in Procore, updating and communicating progress of work, meeting subtrade supervisors to organize work accordingly.
Work with the Project Manager to develop and maintain master project schedule with input from subcontractors through Procore.
Advise on purchase of required tools and equipment rental requirements for each project.
Advise, lead, plan, and organize all site-specific self-performance work, carpentry, and general labor tasks.
Ensure compliance of all Master Contract and Subcontractor terms and conditions.
Mentor the Foreman and Lead hand ensuring toolbox talks, daily logs, and daily/weekly site progress are being conducted in line with the forecasted look ahead schedule.
Attend all trade meetings owning the two-month outlook and ensure subtrade supervisors are showing up prepared for the work and clear on commitments.
Hold subcontractors, contractors, suppliers, and labor accountable through weekly progress meetings.
Detailed understanding of inspections, quality assurance checks, and occupancy requirements.
Relationship Management:
Promote Royop’s culture with municipal inspectors, vendors, suppliers, and subcontractor relations.
Communicate daily with the project team on the status of construction including any concerns or discrepancies that may require escalation.
Communicate, work closely, and collaborate with Royop’s construction and broader team specifically the Project Coordinator, escalating issues regarding subtrades to the Project Manager right away.
Attend and provide insight at weekly trade and owner meetings, holding subtrades accountable for schedule commitments at trade meetings and reporting on potential issues or needs at owner meetings.
Commitment to Quality:
Develop and measure productivity on site to compare planned progress against actual, maximize efficiencies, minimize deficiencies, and control site logistics.
Conduct constructability reviews to bring value to the construction execution stage mentoring the site team on how to direct subtrades.
Organizes third party inspections; material testing, steel/bar inspections, envelope inspections and responds to deficiency lists
Manage, control, and record all permit requirements, third party inspections, commissioning, training, and hand over.
Conduct ongoing and final inspections, resolve variances/deficiencies.
Ensures sub trades adherence to the specifications and drawings.
Cost Control:
Provide cost-effective solutions to construction issues and coordinate with the Project Manager.
Identify and communicate all changes on-site that could result in cost or schedule changes as they occur.
Defer on site requests for change orders or contract review to the project manager.
Health and Safety:
Assist in developing and promoting Royop Construction’s Safety Program on work site.
Action the site-specific health, safety plan for the project.
Manage risk during the project and compliance with (sign in/out/FLHAs/SSHAs/Prime/Incident reporting/toolbox talks.
Conduct random compliance safety audits.
Lead and arrange toolbox meetings, equipment safety training, and site orientations.
Maintain a clean and organized site that is reflective of Royop’s brand and safety-centric culture.
WHAT YOU’LL HAVE:
Qualifications & Technical Skills
10+ years of experience in the commercial, mixed-use or residential industries as a Site Superintendent.
A solid background in commercial or multi-family residential projects.
Familiarity with owner-contract approach.
A keen ability to maintain a 6-8 week look ahead on project schedules and budgets.
A clear and professional communicator.
A willingness and ability to travel.
Relevant post-secondary and health and safety education, including but not limited to, First Aid/CPR, WHIMIS, etc.
Solid understanding of construction industry practices, OBC, OHSA and WCB regulations and safety standards, OHS Certificate.
Experience in Procore is an asset.
Valid driver’s license.

JOB LOCATION & CONDITIONS:
Working at Royop’s active construction sites primarily in Calgary, Alberta and Sherwood Park, Alberta.
Start and finish times will vary and be dependent on project needs and requirements.
Some out of town and mainly offsite travel will be required.
Frequent driving and exposure to Alberta’s weather conditions.
This job requires the individual hired to maintain the ability to work from a remote location during pandemic related situations by having access to a proper working computer and a secure and strong internet connection. Royop will provide the means to log onto our work systems.
This position will require hands-on site-specific work and office administration.
