JOB SUMMARY:

The Controller is responsible for the oversight and management of all Oxford’s finance and accounting activities and is the strategic financial leader for Oxford.

JOB DUTIES:

Core duties and responsibilities include the following. Other duties may be assigned as needed.

Fully understand the financial needs of the business, implement best practices with an emphasis of continuous improvement.

Develop and maintain accounting systems that produce a timely and accurate picture of the financial condition of Oxford, corporations under management contract, and each property under management.

Oversee preparation of annual budgets, monitor operating budget statuses and measure the financial performance of each business unit.

Review monthly OPM financial statements and supporting documentation; submit required monthly reports, with variance notes, to the COO/CAO.

Develop a reliable cash flow projection process and reporting mechanism that includes minimum cash threshold to meet operating needs.

Maintain and develop banking relationships. Oversee and manage all OPM lines of credit.

Review and evaluate contractual service agreements annually; conduct cost/benefits analysis on performing services in-house vs. external vendors.

Annually review and evaluate any/all corporate financial contractual service agreements.

Oversee preparation of annual reports to auditors and CPA’s; review and approve partnership tax returns for Oxford and all properties.

Prepare insurance analysis across residential and commercial portfolios; coordinate and manage Oxford’s business insurance packages, overall risk management and audits.

Work with IT team to ensure that Oxford’s ERP (Yardi) is fully utilized, optimizing accounting workflows with property management, leasing and construction business units.

Manage annual audits and assist with property valuations and due diligence as needed.

Coordinate with Asset Management to manage risk and tax liability for real estate assets.

Oversee annual CAM reconciliation project ensuring tenant & property deadlines are met.

Support transaction closing processes and investor reporting.

Establish & maintain relationships with third-party accountants, lenders & investors.

Responsible for company’s biweekly payroll and related workflows in partnership with HR.

Represent the Accounting Department and actively participate in weekly meetings as a member of the Department Leadership Team (DLT).

SUPERVISORY RESPONSIBILITIES:

This position is responsible for the oversight of the financial and accounting functions and directly supervises the Assistant Controller, Staff Accountant, and Property Accountants.

JOB REQUIREMENTS:

Bachelor’s degree in accounting and 10+ years of related experience as a Controller or similar role.

Strong financial background with analytical and numerical proficiency. Familiarity with conventional bank and CMBS debt a plus.

Evidence of being detail-oriented with a strong ability to think and communicate strategically.

Evidence of problem solving and multi-tasking skills in a fast-paced environment.

Familiarity with all accounting and property management modules of Yardi software.

Ability to proficiently use various Microsoft Office applications and ARGUS.

Effective written and oral communications skills.

Ability to work successfully with a range of people from peers, staff, investors, vendors and other outside professionals.

Demonstrated leadership and people management skills.

Perform all job duties with a positive attitude.

PHYSICAL REQUIREMENTS & WORKING CONDITIONS:

Employee will be regularly required to sit, use hands to handle or feel, and talk or hear. Employee will be frequently required to ascend/descend multiple flights of stairs, reach with hands or arms, and occasionally navigate uneven terrain by foot. Employee is occasionally required to sit or stand; walk and stoop, kneel, crouch, or crawl. Employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, and depth perception. The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Normal working office conditions. Noise level in this work environment is usually quiet to moderate.
