Salary: $61,000-$76,000 annually

HJH Investments is seeking a Commercial Property Manager (multi-site) as a full-time addition to our team and based in Columbus, OH. The property manager is involved in all aspects of day-to-day operations of the properties, including accounting, tenant relations, maintenance and repair, security, janitorial services, etc., including:

Provide excellent tenant service. Respond, track and resolve tenant requests/problems in a timely and courteous manner via use of work order software.

Conduct regular inspections of the property and tenant spaces to ensure compliance with leases and the proper maintenance of the assets. Identify, recommend and coordinate necessary corrections, repairs and replacements related to the upkeep of the properties.

Manage projects for tenant improvements and capital projects, including RFP, evaluation, execution, expense monitoring, close outs, lean waivers and invoicing.

Obtain and evaluate multiple proposals and execute vendor service agreements.

Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate tenant lease files, records, correspondence and file notes.

Assist with administering tenant occupancy including coordinating move-ins/move-outs, and providing new tenants with an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures.

Coordinate entry of all property information into the software program and establish reporting protocols for maintenance requests, preventative maintenance, vendor and tenant Certificates of Insurance and key lease date tracking.

Detailed verification of all invoice amounts and information with approved Service Orders or Contracts. Ensure proper coding of all invoices.

Assist accounting department with questions related to the property and resolution of vendor issues.

Draft, review and maintain budgets. Report actual expenses and perform budget comparisons.

Coordinate and handle logistics of onsite events as necessary.

To be successful in this role, we are looking for someone who is:

Experienced in Commercial Property Management (2+ years) in a tenant facing role.

Highly organized with a strong attention to detail.

An excellent collaborator and communicator, both written and verbal.

Self-disciplined and exercises good judgment.

A multi-tasker who can drive results through vendors and contractors.

Able to obtain necessary information quickly and efficiently, and priortize time constraints and urgency.

General understanding of building mechanical systems.

Proficient in Microsoft Office and Google Workspace.

Proactive in problem-solving, taking on new projects and designing better processes.

Able to provide excellent tenant service.

Located in Columbus, OH. A full-time onsite presence at a specified location is required.
