CTR Group is seeking an Operations Manager for an upscale Residential Community in the Williamsburg, VA area.

Pay Rate: $18 per hour, with increases possible after hired perm.
SUMMARY:
The Operations Manager will be responsible for management and direction of contractors; evaluation and validation of contracted deliverables; preparation and advertisement requests for proposals and contracts for facilities, grounds, and pool maintenance; and positive interaction with the Association membership in the completion of all operations and maintenance tasks and work orders. The position requires the physical ability to actively walk and inspect the grounds and evaluate/validate work in the 163 acres of common areas
JOB DUTIES:
The Operations Manager will be trained in all these functions:
RFP/Budgeting: Prepares written requests for proposals and contracts for individual and ongoing contracts. Tracks and reports all contract budgeting and expenditures. Assists in the development of proposed budgets
Building/Facility Maintenance: Evaluates conditions of all common area buildings and facilities and schedules necessary repairs and/or replacement of equipment. Researches and provides alternatives and cost estimates for all projected work.
Pool Operation & Maintenance: Evaluate the condition of swimming pools, including all structural components and equipment, and schedule necessary repairs and/or replacement of equipment. Oversees contracted operation of pools and responds to inquiries and/or complaints from residents.
Landscape Maintenance: Evaluates conditions of all common area grounds, undeveloped lot frontages, and irrigation systems; recommends operation and maintenance objectives; tracks contractor performance and validates all contract services and deliverables before payment.
Irrigation System Maintenance: Evaluate and plan for necessary irrigation system improvements and repairs. Updates as-built drawings. Tracks budgeted funds and expenditures for all irrigation system improvements and repairs for the Association.
Stormwater Pond (BMP) Maintenance: Evaluates conditions of all BMP components, sets maintenance objectives, tracks contractor performance, and validates all contract services and deliverables before payment. Work with JCC Stormwater and apply for grants.
As-Built Drawings: Manages and maintains the as-built drawing files for all Association common areas, facilities, buildings, and amenities.
Reserve Analysis: Reviews and updates the Association's Reserve Analysis to ensure all common area buildings, structures, and components are tracked and evaluated for replacement.
Work Order Management: Manages, tracks, expedites, and documents all serviced lot work orders through completion and final report to the originating residents.
