BAS/Automation Controls-Project Manager
Job Summary:
Conexus is growing and we need an experienced project manager to join us to help make life better for our clients throughout central and eastern Pennsylvania. Our project managers should be familiar with building automation systems, and more familiar with project scheduling and cost control. The project manager is responsible for ensuring our projects are completed in full compliance with the contract documents, achieving profit expectations and as always, satisfying our customers.
The project management role is a specialized position that requires an unwavering commitment to successful project completion while serving the customer and empowering your team to make good decisions regarding best practices in project completion.
Job Summary
Plan, budget, oversee and document all aspects of the project. Provide leadership and management for project both onsite and in owner meetings. Determine manpower needs, manage contract and job costs and ensure positive customer and subcontractor relations. Confirm compliance with contractual and quality standards while maximizing profitability, customer satisfaction and timely close out of jobs. Track job milestones and communicate them with the Director of Operations
Essential duties and Responsibilities:
1. Maintain and look for new sub-contractor relationships
2. Participate in project turnover meetings to effectively transfer projects from sales to project management. Review contract documents to ensure compliance with all contract obligations. Communicate any specific unusual requirements to appropriate personnel.
3. Planning, coordination, and supervision of installation labor force (both in-house and subcontracted). Coordination of engineering and software technicians through appropriate managers to expedite completion of job requirements.
4. Responsible for all aspects of the project including, but not limited to; job set up, scheduling, submittals, O&M’s, parts ordering and attending job meetings.
5. Provide oversight and leadership in the following functions in order to effectively and efficiently manage: recruitment, training, quality and performance of subordinates
6. Leverage project controls of subcontracted work to meet deliverables and schedule/milestone commitments; coordinate responsive recovery plans with impacted subcontractors as needed.
7. Upon award of work, ensure the subcontract captures the appropriate level of commercial and technical detail, insurance and warranty requirements, billing/payment protocol, etc.
8. Facilitate timely resolutions of subcontractor issues; ensure transparency of the process and engage the appropriate level of support/managerial/team evolvement.
9. Establish financial targets for projects to ensure compliance with gross profit requirements, manpower productivity and quality goals.
10. Communicate effectively with internal and external customers: establish and maintain relationships. Because of the expertise developed in this position, it is necessary to regularly communicate viewpoints on problems and opportunities in a factual, straightforward manner.
11. Monitor ongoing project progression for completion within job requirements. Report progression concerns to senior project manager.
12. Process change orders internally and for sub-contractors, generate monthly progress billings including all sub-contractor billings.
13. Upon completion of project, ensure proper closeout documentation is submitted in a timely manner and archive all relative project correspondence.
14. Manage or assist in supervision of any other project requirements as directed that are not specified in above essential duties.
15. Work in the plan and specification, design build and sole source estimate environment.
Understand the project and its requirements
Determine key variables for costs and other estimates
Use estimating software to develop a full estimate
Create and submit estimate scopes of work to appropriate persons (clients, bidding partners, etc.)
Responsible for change order estimates
Experience
Minimum of 5 years related experience and /or training: or equivalent combination of education and experience in related discipline.
Knowledge of design techniques, principles, tools and instruments involved in the production of and use of precision technical plans, blueprints, drawings, and computer programs used to produce required results.
Hands on management of DDC control projects in excess of $50,000 (single project). Management of active work in progress of $50,000 – $1 million.
Must have full understanding of typical HVAC systems such as hot water and steam boiler systems, chilled water systems using air cooled chillers, water cooled chillers, tower/boiler heat pump systems, air handlers, and VAV box systems.

Strength in technical problem solving based on expertise and experience and a strong commitment to efficiently achieve high quality results is required. A thoughtful, persevering, self-disciplined approach to achieving accurate, detailed work is essential.
Problem Solving: Problem solving is focused on proven methodologies and established organizational relationships. Solutions should minimize risk to the organization and utilize existing resources.
Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations that are new or unusual and that may not fit the normal standardization. Ability to interpret a variety of instructions in either written, oral diagram, or schedule form.
Communication Skills: Because of the importance of this position in the execution of the project, it is necessary to regularly initiate and communicate viewpoints on problems and opportunities in a factual, straightforward manner. Communicate effectively, strong oral and written with internal and external customers: establish and maintain relationships. Excellent Listening, Ability to relate technical knowledge to a non-technical audience clearly and concisely. Know when to use appropriate means of communication. Verbal vs Text or email.
Present information and respond to questions from managers, clients, customers and the public. Ability to read, analyze and interpret business periodicals, professional journals, technical procedures, or government regulations. Ability to create documents requesting clarifications or information in a concise and legible manner.
Computer Skills: Ability to work with Microsoft Word, Excel and Power point. You will also need to learn and be able to use all functions of our project software Computer Ease.
Personal Attributes: Enjoy working in a team environment, and be a self-starter requiring minimal supervision. Must be able to travel for training or job required support as necessary and maintain a current Pennsylvania Drivers License.
