Owner’s Representative / Project Manager – Sports Facility Projects

FLSA Exemption: Exempt/Salaried

Job Description

TCM is seeking a highly motivated and experienced Owner’s Representative / Project Manager with a specialized focus on sports facility projects such as ballparks, stadiums, arenas, and training complexes. This role will oversee all phases of the project lifecycle, representing the owner’s interests from conception to completion.

Primary Duties

Owner Representation: Act as the dedicated representative of the project owner throughout all phases of the project, ensuring their interests, standards, and objectives are fully integrated and protected in every decision.

Project Planning & Development: Lead the planning process from feasibility through design and construction. Participate in land use analysis, zoning and permitting strategies, and conceptual budgeting to determine project viability and alignment with owner goals.

Design Oversight: Manage and coordinate all design-related activities, including selection and oversight of architects, engineers, and specialty consultants. Ensure the design aligns with program requirements, budget, constructability, and operational needs—particularly around sports functionality, fan experience, and athlete performance.

Procurement Strategy: Develop and execute procurement strategies for contractors, vendors, and consultants. Lead RFP and RFQ processes, conduct bid evaluations, and assist in contract negotiations and execution.

Budget & Cost Control: Establish, track, and maintain comprehensive project budgets. Monitor costs through each phase, approve invoices and change orders, and implement value engineering to maintain alignment with financial targets without compromising quality or performance.

Scheduling & Milestones: Develop and manage detailed project schedules, integrating milestones across all disciplines (design, permitting, construction, commissioning). Ensure adherence to deadlines, proactively identify risks to timelines, and implement mitigation strategies.

Construction Oversight: Oversee all aspects of construction execution, including quality assurance, safety compliance, logistics planning, and coordination of multiple trades. Monitor field progress and lead site walks to assess conformance with contract documents.

Stakeholder Engagement: Facilitate communication and coordination among all internal and external stakeholders, including ownership groups, sports franchises, municipalities, design teams, general contractors, and operational staff. Manage expectations and ensure all parties remain aligned.

Risk Management: Identify, assess, and manage project risks. Establish and enforce protocols for dispute resolution, scope management, and escalation procedures. Proactively resolve issues to minimize delays or cost impacts.

Commissioning & Turnover: Oversee final project completion, testing, commissioning, and handover procedures. Ensure all punch list items are resolved, systems are fully operational, and end users are trained and supported.

Project Reporting & Documentation: Maintain comprehensive project documentation, prepare executive-level reports, and present status updates to ownership, board members, or franchise stakeholders. Ensure transparency and accountability at all project stages.

All other duties as assigned Experience & Skills

Bachelor’s degree in Construction Management, Architecture, Engineering, or related field.

8+ years of experience in construction project management with at least 3 years focused on large-scale sports or entertainment facilities.

Proven success in leading high-profile projects with complex stakeholder environments.

Strong knowledge of building codes, permitting, and construction regulations.

Excellent communication, negotiation, and leadership skills.

Proficiency with project management software (e.g., Procore and MS Project).

Deep familiarity with sports facility infrastructure including seating systems, broadcast & AV integration, player and fan experience design, and event operations.

Experience working with municipalities, sports franchises, and league offices (MLB, NFL, NBA, MLS, etc.). Physical Requirements

This position requires frequent walking, standing, and climbing stairs in/around construction sites, apartment homes, models, and properties

This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates

Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 25 lbs. independently

Regularly required to sit, stand, bend, reach, and move about office setting
