Description:

The Groundskeeper reports directly to the Maintenance Supervisor and is responsible for maintaining the grounds, amenities, building exteriors, leasing office, parking lots, and other community buildings of multi-family residential apartments.

The core duties and responsibilities include, but are not limited to, the following:

Ensure meticulous upkeep of grounds, amenities, building exteriors, leasing office, parking lots, and other community buildings

Maintain grounds, common areas, and amenities by removing trash and debris, vacuuming, mopping, pressure washing breezeways and common areas, and performing general cleaning as needed

Remove trash from office areas and the apartment community perimeter daily

Assist with market-ready units by removing trash from vacant apartments (trash outs) before make-ready

Support the Maintenance Supervisor/Community Director by performing assigned maintenance tasks in a timely manner

Assist in cleaning available apartments and/or models

Aid the maintenance team with snow, ice and leaf removal

Troubleshoot and repair mechanical, carpentry, and electrical issues

Comply with company standards and applicable laws, including Fair Housing, OSHA, Landlord Tenant regulations, local building codes, and EEOC guidelines

Attend and participate in company safety meetings and required training sessions

Report accidents and incidents promptly

Report known safety hazards, equipment issues, and customer concerns to the supervisor

Respond quickly to emergency situations during work hours and on-call coverage

Follow established inventory processes for supplies and materials, track inventory used, return unused inventory, and notify the supervisor about re-ordering needs

Support cost-saving initiatives by repairing rather than replacing parts when possible and avoiding waste of materials and supplies

Maintain high levels of customer service for prospects, residents, vendors, and associates

Maintain and properly store community supplies and equipment

Provide proper service of equipment on predetermined schedule

Perform other duties as assigned

Knowledge of Microsoft Word, Microsoft Outlook, and internet software is preferred

Strong customer service skills

Knowledge and ability to demonstrate basic plumbing, electrical, landscaping, and irrigation systems

Ability to provide a personal vehicle for travel to and from properties and to transport various tools, such as ladders

Organizational skills and attention to detail

Proven record of working independently and with supervision

Effective team player with a positive attitude

Ability to work weekends as necessary and respond to emergencies

Experience

High school diploma or general education degree (GED)

One to two years of related experience and/or training, or an equivalent combination of education and experience

Bilingual skills are a plus
