The title of this position is "Lead Sexton". In the Episcopal Church, the term Sexton means “a person who looks after the church and churchyard”. Therefore, at St. Mary’s, our facility employees are referred to as Sextons and the Facilities Manager/Director is the Lead Sexton. The Lead Sexton assures that all buildings and grounds of St. Mary’s are clean and orderly; are ready for use by the parish and outside events; have received the basic preventative maintenance and repairs; and are ready as needed. In addition, the Lead Sexton is responsible for oversight, supervision and direction of the other sextons on St. Mary’s staff.
Job Responsibilities (as follows, but not limited to):
· Check work schedule monthly, weekly and daily, confirming adequate sexton coverage for the needs of the church.
· Assist in establishing and monitoring policy and procedures for opening and closing all St. Mary’s buildings.
· Safeguard and monitor church property and surroundings for any unsafe or hazardous situations and take effective remedial action.
· Keep facilities clean and free of debris; occasional cleanup of restrooms, kitchen and meeting rooms.
· Prepare and organize meeting rooms and parish hall (Ross Hall), including setups and breakdowns.
· Respond to after-hours emergencies such as fire, flooding, key system outages, severe weather power outages, or other situations as required.
· Keep and maintain systems and equipment in safe and working condition; meet with inspectors for fire, gas, kitchen, pest control, sprinklers, safety, etc.
· Develop monthly maintenance and repair expense budgets in conjunction with the Parish Administrator and Facilities Committee Chairperson; track actuals vs. budget and provide high-level variance to the Parish Administrator.
· Systematically inspect, identify, and track items throughout church property requiring immediate or preventive maintenance, (i.e., maintain the “master punch list.”); work with tenants on their needs for repairs and replacements.
· Determine the most cost-effective maintenance and/or repair plan and undertake such tasks or work projects if they can be accomplished internally.
· For projects requiring outside professional skills, tools, licensed contractors, or permits, develop a remedial Scope of Work, and obtain bids from qualified vendors in accordance with St. Mary’s RFP process.
· Organize and manage vendors and volunteers, as appropriate, including our contracted janitorial, landscaping, and other services.
· Maintain, manage, and account for tools and supplies necessary for general daily maintenance and use of the church property.
· Meet with Facilities Committee monthly to set priorities and review budgets.
· Assist Parish Administrator in developing periodic goals and performance evaluations of the sexton team.
· Perform other tasks and duties as required or requested by the Rector or Parish Administrator.
Position Classification: Full-time salaried, non-exempt
Hours: 40 hours per week, Monday-Friday, 8:30am-5:00pm. Occasional weekend or evening hours may be required to support key church activities such as Easter, Holy Week, Christmas, Confirmation, the Annual Parish Dinner and Volunteer Celebration.
Required Skills and Personal Traits:
· A professed and practiced belief in God and a strong desire to serve within a church.
· Previous experience in managing diverse and aging facilities
· Ability to assess and prioritize short- and long-term maintenance needs.
· Familiar with and knowledge of modern construction techniques and building materials.
· Excellent “handyman” skills, including performing small paint, waterproofing, woodwork, drywall, plumbing, electrical repairs, etc.
· Proficient in safe use of hand and power tools.
· Experience in managing contractors and work projects.
· Outstanding interpersonal skills, displaying a professional attitude and a servant’s heart.
· Ability to identify needs and take initiative.
· Maintain strict confidentiality.
· Willingness to learn new skills, work as a team player and overall dependability and accessibility are very important.
· Personal integrity must be above reproach.
· Computer literacy (Microsoft Office Tools, primarily Outlook, Word and Excel).
Education and Experience:
· High school diploma or GED required.
· At least 3-5 years related experience as a senior facilities person, also performing the actual work required.
· Continuing education or certification in facilities management, construction, construction management, building materials and/or repair and maintenance.
· Professional license in one or more of the following disciplines a plus: HVAC, electrical, plumbing and/or general contracting.
· Computer literacy (Outlook email, Microsoft Word, Microsoft Excel).
Special Position Requirements:
· Physical exertion to manually move, lift, carry, pull or push heaving objects.
· Requires stooping, kneeling, crawling, bending, turning and reaching.
· Occasional use of ladders up to 20 feet.
