Job Title: Maintenance Technician (Apartments)

Job Description:

The full-time Maintenance Technician will support the Maintenance Supervisor or serve as a lead role in their absence, performing technical, repair, maintenance, and mechanical work at the property while ensuring the company’s standards for cleanliness, appearance, safety, and overall functionality are met. The role involves hands-on maintenance of apartment communities, including inspection, repair, and general maintenance of interiors and exteriors.

Primary Duties and Responsibilities:

Work with the Maintenance Supervisor and Property Manager to develop cleanliness and appearance standards for grounds, amenities, building exteriors, market-ready units, hallways, elevators, signage, common areas, and more.

Assist in preparing vacant apartment homes for leasing and move-ins, including move-out inspections, creating punch lists, scheduling contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.

Schedule and respond to resident and management requests for service.

Maintain excellent communication with the Maintenance Supervisor and Property Manager.

Conduct daily inspections of the property for maintenance issues, cleanliness, and hazardous conditions.

Inspect work performed by contractors, vendors, and service providers to ensure compliance with quality standards, scope, and specifications.

Maintain an adequate inventory of spare parts and maintenance materials, working with the Maintenance Supervisor to order supplies and tools while adhering to budgetary guidelines.

Coordinate with contractors for annual tests (e.g., backflow, fire, sprinkler, elevator, fire alarms).

Perform repairs and maintenance across various areas, including HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, flooring, exterior maintenance, and appliances.

Clean and monitor pool equipment, ensuring compliance with local codes.

Stock and clean clubhouse and pool restrooms daily.

Assist in snow and ice removal from entrances, ramps, and sidewalks.

Help the Maintenance Supervisor in developing budgets for regular repairs, maintenance, and capital expenses.

Complete monthly preventative maintenance tasks.

Participate in emergency on-call shifts and after-hours maintenance.

Paint and clean vacant units or common areas as requested.

Work closely with the Maintenance Supervisor and Leasing Staff to ensure apartment units are ready for future move-ins.

Maintain strong communication with fellow staff members.

Identify new vendors/subcontractors as needed (with management approval).

Perform trash management tasks and learn the mechanics of the smart-lock system.

Complete additional maintenance tasks as directed by Ownership/Management or the Maintenance Supervisor.

Organizational Responsibilities/Other Information:

Participate in emergency on-call shifts and after-hours maintenance on a regular, rotating basis.

Practice proper safety techniques.

Take Fair Housing and other continuing education courses as directed by Ownership/Management.

Skills:

Excellent customer service and interpersonal communication skills.

Proficiency in basic plumbing, electrical, painting, drywall repairs, and maintaining cabinets, screens, and flooring.

Proficient in using the internet, email, Microsoft Word, and Excel to maintain records and provide internal reports.

Ability to read, write, and communicate effectively.

Logical problem-solving skills.

Strong time management abilities.

Knowledge of Federal, State, and Local Fair Housing Laws.

Ability to analyze and solve maintenance-related problems.

Physical Requirements:

Bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Ability to view computer screens and electronic devices for extended periods, potentially causing visual strain.

Work inside and outside in all weather conditions.

Lift, carry, or maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance.

Additional Requirements:

Valid driver’s license.

Consistently arrive to work on time.

Follow directions from the Maintenance Supervisor and Ownership/Management.

Interact positively with co-workers, residents, contractors, and vendors.

Understand and adhere to posted work rules and procedures.

Accept constructive criticism and perform special projects as requested.
