Sutton Real Estate Company is a local property management company, with over 25 apartment communities to choose from in the Greater Syracuse area. Sutton has an apartment that fits everyone’s location, style, and budget requirements. Our offerings include luxury high-rise units, spacious lofts in historic buildings and districts, garden style living, townhouses, and senior citizen communities located throughout the city and surrounding suburbs. Due to current, as well as project growth, Sutton is seeking an energetic, outgoing, organized and goal-oriented Property Manager to oversee two properties located in Syracuse and Liverpool, NY.
Responsibilities:
Setting and collecting rent and other fees from tenants
Carrying out property valuations
Managing the property’s finances, by keeping accurate records and paying all applicable bills and fees, as required
Hiring and supervising any staff employed on the properties
Maintaining the properties and ensuring regular building upkeep, addressing tenant complaints, ensuring repairs are completed timely and efficiently, and suggest, obtaining, maintaining and negotiating contracts services for the property
Handling building inspections for prospective tenants or buyers
Approving tenant application screenings, maintaining tenant receivables and eviction procedures
Enforcing occupancy rules
Preparing regular property-status reports for relevant stakeholders
Work within the confines of a fixed budget as determined by stakeholders. Assist in preparation of annual budget.
Advertising and marketing of available units and negotiating lease terms
Coordinating maintenance schedule with the Maintenance Technicians
Qualifications:
Customer service and interpersonal skills needed to meet with prospective and current tenants
Good verbal communication
Attention to detail to ensure applications are accurate and tenant issues or questions are adequately addressed
Organization and the ability to multitask efficiently
Problem-solving to find effective solutions for a variety of potential issues
Knowledge of rental contracts and property and anti-discrimination laws preferred
