We have an excellent opportunity for a full-time Real Estate Development Services Coordinator I based in our Baldwin Park, CA office. The Development Services Coordinator reports directly to the Department Manager of New Store Development, and is responsible for supporting the real estate Development Managers, Project Managers, and coordinating project functions.
The New Store Development team manages the In-N-Out restaurant development process from inception, to design, to entitlements and construction.
General Responsibilities
The Development Services Coordinator (DSC) will help assist the real estate Project Management team for In-N-Out Burger with real estate development project support
Work with the development project managers to track and distribute information needed for all real estate projects
Preference will be given to candidates who understand the entitlement process required to obtain the necessary government and city approvals for target properties; Strong preparation and knowledge of entitlement submittals
Work with the Development Managers to help manage the entitlement process and work with city planners, governmental agency and local jurisdictions requirements
Organize Construction Binders, and set up various development meetings
Keep a record of progress on inter-department approvals for site plans, landscape plans, trash enclosure, delivery route, security camera layout, signage, and security lighting

Full-time, Hourly, Non-Exempt
Pay Range is $30.25-$33.50 per hour
The above represents the expected pay range for this job requisition. Ultimately, in determining your pay, we will consider your experience and other job-related factors.
Office Hours: Monday-Friday, 8:00 am-5:00 pm
Office location: Baldwin Park, CA
Some scheduling flexibility is required for occasional off-site meetings and travel to satellite offices

In-N-Out Burger Store or Support experience: 2+ years experience with In-N-Out Burger
Strong interest in Real Estate development, and the Entitlement and Permitting process, with some experience in those areas preferred
Interest or some experience/education in Urban Planning, Architecture, Engineering, or Real Estate
No Final Warnings in the last six (6) months and must be in good standing with Management Additional Qualifications
Bachelor's degree in Real Estate, Urban Planning, Architecture, Business Administration, or related field
Preferred: 1-2 years experience, or relevant education, in the Real Estate industry, to include analysis, acquisition, entitlement, development and marketing of commercial land
Preferred: 1-2 years experience with the entitlement process; Must have a working understanding of governmental entitlement process
Preferred: 1-2 years experience working with government officials and developers in guiding their projects through the entitlement and regulatory process
Experience in commercial use of entitlements; preparing and processing of entitlement applications
Experience in real estate project management/real estate development
Restaurant, retail or drive-thru experience preferred
Demonstrated understanding of real estate project management concepts
Ability to work independently with minimal supervision; Apply good judgment in decision-making
Excellent verbal and written communication skills, presentation skills and strong human relations skills
Creative problem-solving abilities and outstanding organizational skills
Strong computer proficiency; Excellent in MS Office applications
Active listener with a passion for learning
Strong attention to detail and good time management
Valid CA Driver's License
